Roof survey in Holywell: what you get

Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and where it is relevant we say what’s urgent and what can wait. With the Standard Survey you also get moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where it applies and a same-day report. Each report is emailed to you. We survey lead flashings, chimney stacks and ridges, hips and valleys, and people most often book us about standing water on a flat roof and blocked, sagging or leaking gutters.

Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are often shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photos.

Every survey ends with a written report, with photos, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

Questions from Holywell

I let a flat near Watford High Street station. Can you check the roof?

Yes, landlords and agents are among the people we work for. You can call 07833 053749 or send us an email with the address and what you need.

Is my home in Holywell listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Will you climb onto the roof?

Only when it is safe. Many roofs can be seen well from windows, vantage points and the loft.

Do you give a life expectancy for the roof?

We do not put a figure on it, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.

Is this a RICS survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Do I need to be at home?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

What does a roof survey cost?

Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.

What happens on the day

The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. It usually takes between one and two hours for most houses, while a commercial roof takes nearer three to four hours. In Holywell, as in much of London, a good many properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents as you book.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. We look at the roof from every safe vantage point outside.
  4. Inside, we check the roof space where there’s safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Before the survey

  • Leave side gates unlocked
  • Leave a clear route to the loft
  • For flats, make sure roof access has been agreed

Advice

Tips from our surveys

A little preparation and a few simple habits help. Some pointers:

  • Leave roof access to professionals
  • Mention any damp patches as you book
  • Hold on to the report for future surveys
  • Ask about a flat roof on an extension or garage too

Premium comes with a follow-up after 12 months. It shows how the roof has fared over the year.

Have gutters and valleys cleared regularly, particularly after autumn. Use a gutter contractor rather than climbing a ladder yourself. Most overflow damage starts with a blocked gutter.

What affects the cost of roof surveys

Several things affect the price of a survey:

  • The height of the building and how the roof can safely be seen
  • How many separate roofs there are, like extensions, dormers and garages
  • The type of building, from a house to a block or an office
  • Whether you choose the Basic, Standard or Premium Survey

Every price we give includes VAT, and the report isn’t charged as an extra. Roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What to tell us when you contact us

If you can, have these to hand when you get in touch:

  • Whether there’s a loft hatch, a shared roof or tricky access
  • The style of property, from a terrace to a block
  • Where water is showing inside, if it is
  • The reason for the survey, like buying, a leak or storm damage

Once you know what you need, call 07833 053749 or use the contact form. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

What a roof survey doesn’t cover

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • What’s under the slates, tiles or felt
  • The condition of the rest of the building (that’s a RICS home survey)
  • An exact number of years the roof has left

If in doubt, call 07833 053749 or use the contact form and we will suggest the right survey. What a survey covers and doesn’t.

What this survey covers

  • Flat roofs
  • The roof space
  • Natural slate
  • Ridges, hips and valleys
  • Lead flashings
  • Chimney stacks
  • Clay and concrete tiles

How the survey changes by roof type

Flat roof coverings

Standing water, blisters and splits all point to wear. Upstands and outlets are checked too.

Clay plain and peg tiles

Where tiles hang on walls or dormers, we look at them too. Gaps in tile-hanging let water reach the wall behind.

Should I look at the roof myself first?

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Roof surveys around Holywell

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. High Elms Manor, about 4.1 miles north, is one of the historic houses in the wider area around Holywell. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

For an older house near a landmark like St Oswald's Parish Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. Shop and office owners around Charter Place may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks. If you live near a park such as King George V Playing Fields, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.
