How a roof survey works in Colney Butts
We survey roofs in Colney Butts and across London and South East England. We carry out surveys on weekdays and at weekends. We hold professional indemnity and public liability insurance. You get a written report by email, with photos and clear recommendations. Whether it’s a house, a flat or a commercial building, the process is the same. When you are ready to book, call 07833 053749 or send us an email. Common reasons to book are worn lead at chimneys and abutments and valley linings that have cracked or split, on ridges, hips and valleys, flat roofs and lead flashings.
Houses in smaller places like Colney Butts can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose. Once one ridge tile or slate moves, wind gets under the next one too.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What affects the price in Colney Butts
What a survey costs depends on the time and equipment it needs. That comes down to:
- Height and safe access
- The shape of the roof and its details
- The roof’s overall size
- Extra roofs, like extensions, dormers or garages
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.
Helping us price your survey
To price your survey accurately, we will ask about:
- What kind of property and roof it is
- Where the property is, with the postcode
- Pictures from the garden or a window, if you have them
- Why you want a survey: buying, a leak, a storm or new work
If you have photos of the roof, send them over. Pictures from the ground or a window are fine. To send them or to book, call 07833 053749 or send us an email.

What else we do in Colney Butts
What we look for on each type of roof
Chimney stacks
We check the pots, flaunching, pointing and flashings of each stack. We note any lean or loose pots.
Flat roof coverings
Repeated coatings can hide what’s underneath. If the covering would need opening up to know more, we say so.
What a roof survey looks like in Colney Butts
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

On a period home nearby, the survey separates sound original work from tired later repairs. What we do, step by step
After the inspection, everything we found is written up as a photo-illustrated written report, emailed to you. As for time on site, it usually takes about 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. In a smaller place like Colney Butts, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest, while taller roofs may need other vantage points or the drone where it applies.

- We arrive at the agreed time and talk through any concerns.

What we’re asked to look at in Colney Butts
A chimney stack takes more weather than almost any other part of a roof. Pointing erodes, flaunching cracks and pots work loose. Damp on a chimney breast inside frequently starts at the top of the stack.
A survey can pick up problems such as:
- Worn or blocked valleys
- Gutters that overflow in heavy rain
- Torn or sagging underlay
- Flashings that have come away from the wall
Take a building like Watford Grammar School for Girls: a written record of a large roof helps plan work for the holidays rather than in term time.
Before you book any roof surveyor
- Whether VAT is in the quoted price
- Their track record with similar roofs
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- Whether they hold professional indemnity and public liability insurance
What this survey cannot tell you
A survey is a close look at the roof, but it can’t do everything. Its limits include:
- Confirmation of asbestos in soffits or cement sheets
- Defects hidden under coverings or inside walls without opening up
- A promise that the roof will not leak in future
Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you before booking. What our survey covers.
What we look at
- Clay and concrete tiles
- The roof space
- Ridges, hips and valleys
- Chimney stacks
- Flat roofs
- Natural slate
- Lead flashings
Should I look at the roof myself first?
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.
