Roof by roof

Natural slate

From the loft, we look at the underside of a slate roof. Older roofs may have bitumen felt underlay, and very old roofs none, and we note its condition.

Clay plain and peg tiles

Clay tiles commonly last 50 years or more. We check for cracked, slipped and missing tiles.

About our roof survey in Eastbury

We inspect what can be seen safely: from ground level, from windows and other vantage points, from inside the loft and from the roof itself where it’s safe. Premium adds thermal imaging, plus a drone inspection where applicable, for roofs that are hard to see well. You do not need to do anything except give us access. Each defect we find is photographed and explained. If you’ve noticed torn or sagging underlay and cracked or blistered flat roof coverings, a survey will tell you what’s going on, whatever the roof.

London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Eastbury are no exception. Lead flashings and shared chimney stacks on these houses need a close look too.

After the visit, you get a written report with photographs, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

Honest limits

Before booking, it’s worth knowing what a survey will not do:

  • An exact number of years the roof has left
  • Structural calculations (that’s a structural engineer’s job)
  • A full building survey of the property

If you are not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer before you book. The full list of what we check.

Roof types and parts we check

  • The roof space
  • Chimney stacks
  • Lead flashings
  • Flat roofs
  • Ridges, hips and valleys
  • Natural slate
  • Clay and concrete tiles

The survey, step by step

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. It usually takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a London area like Eastbury, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at what can be seen safely from ground level, windows, the loft and, where it is safe, the roof itself.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We check the roof from every safe viewpoint outside.
  4. Inside, we check the loft space where there’s safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Preparing for the visit

  • If it isn’t your property yet, arrange access through the agent
  • Check pets are kept safely away
  • If the roof is shared, arrange access with whoever manages the building

DIY checks: what’s safe

The one thing to avoid is getting up close. Roofs are fragile and slippery. That is where a survey comes in, using safe viewpoints and a drone where applicable.

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

Your questions about roof surveys in Eastbury

Do you survey roofs for landlords with property near Carpenders Park station?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Are there drone restrictions around Eastbury?

Typically it comes down to two things: the airspace at the address and the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. A small drone cannot fly safely in strong wind or a downpour.

How many surveys have you done?

Over 20 years and more than 5,000 surveys, across London and South East England.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when booking.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Can you survey in bad weather?

Light rain doesn’t normally stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather isn’t suitable.

Does a roof survey replace a structural engineer?

No. We report on the roof’s condition, and Standard and Premium include structural checks. It is not a structural engineer’s report and doesn’t include calculations.

Roof surveys around Eastbury

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Knowing the covering helps explain which parts of a roof are likely to need work first. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

With Headstone Manor about 3.2 miles south-east, the area around Eastbury has a long history. Older roofs nearby frequently mix original materials with later repairs, and the survey shows where each one is. Trees in and around King George V Playing Fields shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

When to book a survey in Eastbury

Every roof takes years of rain, wind, sun and frost. Strong gusts work at anything that is not firmly fixed, and rain finds any gap it can. Small faults that start this way grow over time.

Signs worth acting on include:

  • Gaps in the roof where coverings have gone
  • Worn or blocked valleys
  • Leaking gutter joints and downpipes
  • Loose chimney pots

For businesses in and around places such as Harlequin Centre, a roof report helps plan work around trading rather than after a leak.

Questions to ask before booking

  • What happens after the report arrives
  • Whether any drone flown is registered with the CAA
  • What the survey won’t cover
  • Whether VAT is in the quoted price

What’s in a roof survey

Why act early in Eastbury

Before you put a home on the market, it is useful to know the roof’s condition. You’ll know what a buyer’s survey might pick up, or at least know what to expect. In Eastbury, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Finding it early keeps the work smaller.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.
