Roof survey in Hampstead, Greater London
Roof surveys across Hampstead, with over 20 years’ experience behind it. Every survey ends with a written report and photographs.
- Loose ridge or hip tiles
- Slipped, cracked or missing slates and tiles
- Condensation or damp timbers in the loft
Why get it checked now?
A roof that has had no attention for years can surprise you. Our report gives you a record of how the roof is today, so you can compare it next time. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. By the time a ceiling stains, the timbers underneath may have been wet for a while.
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.
What you get with us
- Photos and a written report every time
- We hold a CAA Flyer ID and Operator ID
- 20+ years’ experience
- Insured for professional indemnity and public liability

About our roof survey in Hampstead
We inspect everything that’s safely in view: from ground level, from windows, from the loft space and from the roof where conditions allow. Premium adds thermal imaging, plus a drone inspection where applicable, for roofs that are hard to see well. All we need from you is access to the property and the loft. Each defect we find is photographed and explained. If you’re worried about condensation or damp timbers in the loft and slipped, cracked or missing slates and tiles, we can find out what’s behind it, on ridges, hips and valleys, chimney stacks and lead flashings alike.
London has a great many flats in converted houses and purpose-built blocks, where the roof is usually a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up, in Hampstead as anywhere. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photographs.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

How we price roof surveys
Prices always include VAT. What changes the price is:
- The height of the building and how the roof can safely be seen
- Whether thermal imaging or a drone is needed
- Extensions, dormers and garages with roofs of their own
- The type of building, from a house to a block or an office
Roof survey starts from £150, including VAT. The final price depends on how big and how high the roof is, access and the package you choose.
What to tell us when you contact us
If you can, have these to hand when you get in touch:
- Your timetable, like an exchange date
- Where water is showing inside, if it is
- Your postcode, so we can check access and travel
- How the loft is reached, if there is one
Our price is from £150, including VAT. The exact figure depends on the roof and the package, so call 07833 053749 or use the contact form with the details.
Roof surveys around Hampstead
Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Knowing the covering helps explain which parts of a roof are likely to need work first. Fenton House, about 0.4 miles north, is one of the historic houses in the wider area around Hampstead. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.
If your house is among the older ones in the streets near St John-at-Hampstead church, old fixings, lead flashings and tall chimneys are typical of older roofs. If you own a rental within reach of Finchley Road & Frognal station, the gap between tenancies is a good time to have the roof looked at.

Your questions about roof surveys in Hampstead
Is drone flying allowed in Hampstead?
That depends on where the roof is and on the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions. Strong wind or heavy rain also stops a small drone flying, though the rest of the survey goes ahead either way.
Is parking a problem for a survey in Hampstead?
It depends on the street. If Hampstead has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.
Do I have to be there for the survey?
That depends on the survey. For inside areas and the roof space, someone has to give us access.
Can you check whether my roof contains asbestos?
No. We do not carry out asbestos surveys or testing. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Can you survey in bad weather?
Light rain is normally fine; heavy rain and wind are different. In strong wind or heavy rain, a drone can’t fly and access may not be safe, and we’d agree another day.
How much does a roof survey cost in Hampstead?
Prices start from £150, including VAT. You will know the exact price before booking, based on the roof’s size, access and package. To get a price, call 07833 053749 or email us.
Do you go up on the roof?
Only when it is safe. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where it applies.
What you can safely check yourself
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.
When to book a survey in Hampstead
The coverings are rarely the first thing to fail. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, battens and pegs can rot, letting tiles move.
Common reasons to book include:
- Lifted, split or missing lead flashings
- Condensation or damp timbers in the loft
- Leaning or weathered chimney stacks
- Cracked or blistered flat roof coverings
If you live near a park such as Kilburn Grange Park, or anywhere with mature trees, autumn leaves can block gutters and valleys.
Before booking anyone

- Whether the price includes VAT
The survey, step by step
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes roughly 1–2 hours for most houses, and more on a big or complicated roof. In Hampstead, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.
- You let us know about the property and any concerns.
- We agree a date, on a weekday, Saturday or Sunday.
- We check the roof from every safe viewpoint, inside and out.
- Every part of the roof is checked and photographed.
- We email a written report with photos and recommendations.
Getting ready for the survey
- Note where any stains or damp appear
- Move anything stored under the loft hatch
- Have any paperwork from past roof work to hand
