Hampstead questions

Do you cover commercial flat roofs around Hampstead?

Yes. As well as homes, we look at flat roofs on offices, hotels, blocks of flats and commercial units. For a bigger roof, you will get a quote based on the building, and roof access is agreed with you ahead of the visit.

Can parking be tricky for a visit in Hampstead?

Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.

How much time does ELD need?

Testing usually takes more time on a big roof than a small one, and the build-up of the roof makes a difference too.

How much does electronic leak detection cost?

Each roof is quoted on its size and build-up. Tell us about the roof and where it leaks, and ring 07833 053749 or use the contact form for a quote.

Do you look in the loft space?

Where it is relevant to the survey and there’s safe access, yes. A clear path to the hatch helps.

Will you fly a drone over my roof?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.

Will I get photos?

Yes. Photographs are part of every report.

Electronic leak detection for homes and businesses in Hampstead

There are different ELD methods. Low-voltage testing is typically done with the surface wet, while high-voltage testing needs a dry, exposed membrane. Which one suits depends on the membrane and the layers of the roof, and we’ll explain our choice. We will say if your roof doesn’t suit either method before any testing starts. We survey liquid-applied waterproofing, flat roof membranes and roof terraces and balconies, and common reasons people get in touch are waterproofing to test before it’s covered and leaks under green or ballasted roofs.

London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, and each fails in its own way. In Hampstead, as anywhere in London, the right approach depends on what the roof is made of. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.

Where we can’t see part of the flat roof membrane, the report says so. You will know exactly what was inspected and what wasn’t.

The survey, step by step

Once we’ve finished looking, we write up our findings in a report with photographs. On timing, most surveys take as long as needed for the size of the roof and how it’s built, which we set out in the quote. From the street, a London terrace usually shows only its front slope or parapet, so a visit in Hampstead moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Tell us who holds the keys.

  1. We ask about the roof, its age, its membrane and where leaks appear inside.
  2. The roof is assessed to see if electronic testing will work on it.
  3. The method depends on the membrane and what sits above and below it.
  4. The roof is tested and any breaches are located.
  5. You get a report showing where each breach is, for your roofer to repair.

Getting ready for the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Tell us about any leaks, stains or damp patches you know of
  • Jot down any questions you want answered

Arrange a survey

Every survey is priced before it’s booked, so you know where you stand. Electronic leak detection is quoted for your roof, because the method depends on the roof. For a price for your roof, ring 07833 053749 or send us an email.

How the survey changes by roof type

Liquid-applied waterproofing

Testing a liquid-applied roof depends on what’s beneath the coating.

Green and ballasted roofs

Green roofs and ballasted roofs cover the waterproofing. Some methods can work through these layers but it depends on the layers.

Do you need electronic leak detection in Hampstead?

Joints and laps in a membrane can fail over time. Small openings at laps can leak for months before it shows.

Problems we come across often include:

  • New roofs to check before paving or planting
  • Damp inside with no sign on the roof
  • Breaches around outlets and penetrations
  • Repairs that haven’t stopped the leak

Fenton House, about 0.4 miles north, is one of the historic houses in the wider area around Hampstead. If your home is older, its flat-roofed extension or dormer may be on its second or third covering.

What to check before booking

  • Whether the inside of the roof is included
  • What follow-up you get after the report
  • How long they’ve been surveying roofs
  • Are they insured for the work?

What a good roof survey covers

What a survey costs

The price reflects the time and kit the roof needs. The main factors are:

  • Extra roofs, like extensions, dormers or garages
  • Whether it’s a home or a commercial building
  • The use of thermal imaging or a drone
  • Building height and the viewpoints available

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.

Helping us price your survey

A little information up front helps. It helps to include:

  • Pictures of the roof from a safe spot, if you have them
  • When you need the report by
  • The address and postcode of the property
  • Why you want a survey: buying, a leak, a storm or new work

To arrange a survey, ring 07833 053749 or email us and tell us the address and what’s prompted the survey. You will know the price before anything is booked.

Before and after the survey

Getting the most from electronic leak detection starts before we arrive and carries on afterwards. Some tips:

  • Keep a note of leaks after rain
  • Don’t leave water getting in
  • Limit access to the roof
  • Test new membranes before covering them

The report records each breach location with photos. Pass it to your roofer to repair the breach points.

Keep outlets and gutters on flat roofs clear. Standing water puts more pressure on any weak point.

Landlord and commercial surveys in Hampstead

Landlords, agents and building managers in Hampstead and across Greater London can book any of our surveys. For a price for a let property or a block, ring 07833 053749 or send us an email.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Local flat roofs in Hampstead

There are several hotels within about a mile and a half of Hampstead, and like offices and blocks, hotels frequently sit under flat roofs. If you look after one, a leak through a flat roof can put a room out of use. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.

If you look after a building such as Fitzjohn's Primary School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail. For businesses in and around places such as O2 Centre, outlets and upstands on commercial flat roofs are the places to check before trouble starts.
