Our roof survey service in WD18
Roofs vary a lot across London and the South East. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, and many post-war homes have concrete interlocking tiles instead. We adapt the survey to the roof in front of us. Some older homes have clay tiles, and many have a flat-roofed extension as well. Every part gets the attention it needs. Typical surveys look at cracked mortar along the ridge and torn or sagging underlay, on clay and concrete tiles, lead flashings and ridges, hips and valleys.
The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. It usually takes an hour or two at a typical home, with bigger or more complicated roofs taking longer.
- You let us know about the property and any concerns.
- A visit is booked for a weekday or a weekend.
- We look at the roof from each safe vantage point, inside and out.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- You receive a written report with photos and recommendations.
What you’ll pay
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 inc. VAT. We’ll tell you which package suits the questions you have.

Roof surveys across WD18: local notes
From Watford, Rickmansworth and Cassiobury to smaller places, people across WD18 use a roof survey to plan ahead. Small faults, caught early, are far easier to deal with.
Our surveys reach from London out to Kent, Sussex, Surrey, Essex, the Thames Valley, Hampshire and the Isle of Wight, and WD18 is well within that. Visits run on weekdays and at weekends.
Colney Butts: If you own a rental within reach of Watford High Street station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. With High Elms Manor about 3.6 miles north, the area around Colney Butts has a long history. If yours is one of the older homes, the roof may have been repaired many times, and the survey records how each part is holding up.
Checking the roof from ground level
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking and it will help the survey.
Leave it or get it looked at?
If you are planning to sell, a roof survey can help you prepare. You can deal with defects before a buyer’s surveyor finds them, or at least know what to expect.
Before booking any surveyor
- Is there a chance to talk the report through?
- Which limits apply to the survey
- Whether VAT is added on top
- Whether the inside of the roof is included
What this survey can’t tell you
Without opening up the roof, some things stay hidden, and that sets some limits:
- Structural calculations (that’s a structural engineer’s job)
- What’s under the slates, tiles or felt
- How the roof will behave in every kind of weather
Signs you need a roof survey
Not every roof problem comes from outside. A badly ventilated loft collects condensation, wetting timbers and insulation. It’s often mistaken for a leak.
It is worth booking a survey if you’ve seen:
- Flashings that have come away from the wall
- Loose chimney pots
- Loose ridge or hip tiles
- Gaps in the roof where coverings have gone
Before and after the survey
You do not need to be a roofer to help. Here’s what helps most:
- Move stored items away from the loft hatch
- Leave roof access to professionals
- Watch for slipped slates after bad weather
- Gather any paperwork for past roof work
The Premium Survey includes a 12-month follow-up. It helps you see whether anything has changed.
Every so often, look in the roof space with a torch, keeping to boarded areas. Watch for stains, damp timbers and daylight through the roof. Take photos of anything that changes.
WD18 questions
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from the building owner or managing agent. We can only inspect what we are given access to.
Does the weather affect the survey?
Some surveys depend on the weather more than others. Drones can’t fly safely in strong wind or a downpour, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we will talk to you about another date.
Does someone need to be in?
Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when booking.
How much does a roof survey cost in WD18?
Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.
Do you work in WD18?

What’s the best way to book?
It is easiest to ring 07833 053749 or use the contact form. Let us know the address and a little about the roof, and we will point you to the right survey. Surveys run on any day of the week.
When will the report arrive?
It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.
