Roof survey in WD24: how it works

Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, but the fixings and underlay beneath them frequently give out sooner. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. Common reasons to book are blocked, sagging or leaking gutters and crumbling chimney pointing or cracked flaunching, across the roof space, clay and concrete tiles and ridges, hips and valleys.

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It typically takes between one and two hours on an ordinary house, and more on a big or complicated roof.

  1. We start by hearing what you’d like checked and why.
  2. A visit is booked for a weekday or a weekend.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. Every part of the roof is checked and photographed.
  5. You receive a written report with photos and recommendations.

Homes and roofs across WD24

Homes across WD24 range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Blocked gutters, slipped slates and tired flashings turn up on all of them sooner or later, wherever they are in WD24.

The South East’s airspace includes flight restriction zones around several of its airports, so the Drone Safety Map is checked before any drone flight in WD24. Flights that need permission only go ahead once it’s given.

North Watford: For site and facilities teams at buildings like Knutsford Primary Academy, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. High Elms Manor, about 2 miles north, is one of the historic houses in the wider area around North Watford. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is.

Different roofs, different checks

Clay plain and peg tiles

Tile-hanging on walls and dormer cheeks is checked as part of the roof where it’s relevant. Gaps in tile-hanging let water reach the wall behind.

Chimney stacks

We check the pots, flaunching, pointing and flashings of each stack, as far as we can safely see them. Leaning stacks and loose pots are recorded.

Signs you need a roof survey

Flashings seal the joints where a roof meets a wall or chimney. Lead can crack, lift or slip with age, and mortar fillets crack. Lead is also a target for theft.

Here are some of the things we see often:

  • Lifted, split or missing lead flashings
  • Gutters that overflow in heavy rain
  • Ridge tiles that have lifted or moved
  • Standing water on a flat roof

Can I check my roof myself?

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

Tips from our surveys

Getting the most from a roof survey starts before we arrive and carries on afterwards. Tips:

  • Mention any damp patches when you book
  • Look for debris in the garden after high winds
  • Ask about a flat roof on an extension or garage too
  • Photograph stains when they appear

Keep the report with your property records. It’s a useful baseline for future surveys, and it can help when you sell.

Check the loft now and then, with care and a good torch. Watch for stains, damp timbers and daylight through the roof. Take photos of anything that changes.

Why get it checked now?

Valley gutters and parapet gutters are out of sight until they overflow. When they do, water comes straight into the house. We look at them before they cause trouble.

Before you book any surveyor

  • What’s outside the scope of the survey
  • Is VAT included in the price?
  • Which parts of the roof they’ll actually see
  • When you’ll get the report

Questions from WD24

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

What does a roof survey include?

All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.

Do you test for asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and a specialist asbestos surveyor should check them.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when booking.

Can you inspect a terraced or semi-detached roof?

Yes. We inspect what the owner gives us access to. If a problem seems to come from next door, we’ll say so.

What’s the best way to book?

To book, phone 07833 053749 or send us an email and tell us the address and what you want to find out. We’ll confirm the price and find a day that suits.

Will you climb onto the roof?

Where it is safe, yes. We also inspect from ground level, from windows and vantage points, and from the loft. The Premium Survey adds a drone where applicable.
