Thermal roof surveys near North Watford

For landlords and managing agents

Letting agents and landlords in North Watford book surveys as well as householders. The report gives you a dated record of the roof, with photos, which helps you plan work between tenancies.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

How a thermal roof survey works in North Watford

Thermal imaging can also show where a roof is losing heat. Missing or slipped insulation and gaps at the eaves frequently show up as temperature differences. It works best when the building is heated and it is colder outside. The report shows the images and explains what they may mean. It is not an energy rating or a heat loss calculation. Common reasons to book are ceilings that feel colder in places and leaks that are hard to trace, across commercial roofs, loft conversions and flat roofs.

Older cottages and houses around North Watford may have little insulation, and some have extensions with their own roofs. A thermal image can show where heat is escaping or where moisture may be trapped, and drone photos show the roof surfaces themselves. Anything that looks like moisture is checked with a meter. Calm, dry weather suits both methods, so the date is set with the forecast in mind.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Roof by roof

Single-ply and EPDM roofs

Single-ply PVC, TPO and EPDM roofs are often laid over insulation boards. Wet boards can show as temperature differences on the images.

Pitched slate and tile roofs

From inside the loft, the camera can help with damp around chimneys, valleys and roof windows. Findings are checked with moisture readings.

Useful tips for North Watford property owners

A little preparation and a few simple habits help. Our tips:

  • Don’t switch the heating off ahead of the visit
  • Check outlets after heavy rain
  • Use the report as a baseline for later checks
  • Don’t climb onto the roof to look for leaks yourself

Once we’ve been, the thermal images, photos and readings go into a single report. Each image is explained in plain words, with our recommendations. With a Premium Survey, you get the report the same day.

After repairs or a new covering, a later survey can confirm things are dry in suitable weather.

Questions from North Watford

Will you come out to North Watford?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

Is my home in North Watford listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from whoever owns or manages the building. We can only inspect what we are given access to.

Do you take photos of the roof?

Yes. The report includes photos of what we found.

What does the report include?

It works through the roof part by part, in writing and with photos. The most urgent items are made clear.

Do I have to be there for the survey?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when you book.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Honest limits

It helps to know what a survey won’t do before booking:

  • A formal energy assessment
  • What’s inside walls or under coverings, without opening up
  • Whether the deck or roof structure is strong enough

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you. What a survey covers and does not.

What this survey covers

  • Commercial roofs
  • Flat roofs
  • Insulated roof spaces
  • Loft conversions
  • Ceilings below the roof
  • Pitched roof slopes

How the survey works

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. You are welcome to ask questions while we are there. Parking around North Watford is usually easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest, while taller roofs may need other vantage points or the drone where applicable.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. We look over the roof from wherever it is safe.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.

Before we arrive

  • Show us where any leaks or stains appear
  • Find any records of previous roof work
  • Make a note of anything you’d like us to look at
