Independent pre-purchase roof surveys in North Watford

Pre-purchase roof surveys for homes and businesses in North Watford

A Basic Survey starts from £150, while Standard starts from £250 and Premium from £400, including VAT. Standard adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where it applies and an in-person consultation. Pick the one that fits the property. Every package comes with a written report, photos and recommendations. Common reasons to book are patch repairs that may hide an ongoing problem and blocked or leaking gutters, on the roof space, chimney stacks and gutters and downpipes.

In a smaller place like North Watford, homes are mostly houses and bungalows, from older cottages to more recent builds. Older roofs may still have their original slates or clay tiles, with fixings and underlay that have done a long stint. Whether you are buying or have just had the roof replaced, that hidden layer is worth knowing about. Older roofs often have bitumen felt under the coverings, as breathable membranes only arrived in the late 1990s.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

What you can safely check yourself

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

What we can’t see

Without opening up the roof, some things stay hidden, so a survey has limits:

  • A valuation or a promise of a lower price
  • Structural calculations (that’s a structural engineer’s job)
  • Asbestos testing of any kind

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you. What our survey covers.

Roof types and parts we check

  • Clay and concrete tiles
  • Flat-roofed extensions and dormers
  • Natural slate
  • Chimney stacks
  • Gutters and downpipes
  • Lead flashings and valleys

Buying a home or a new roof in North Watford

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. The wider area around North Watford has a long history of building, with High Elms Manor about 2 miles north. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

For an older house near a landmark such as St Peter's Church, the roof may have had decades of patch repairs, and the survey shows where they are.

Why act early in North Watford

A slow leak can go unnoticed for months. By the time a stain shows, timber or plaster may already be damp. Finding the cause at the survey stage lets you deal with it as soon as you move in. Blocked gutters on homes around North Watford overflow and soak walls, especially where trees overhang. It’s easy to sort the cause early and slow to dry a damp wall.

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 inc. VAT. We will tell you which package suits the questions you have.

How the survey changes by roof type

Lead flashings and valleys

Lead-lined valleys and gutters are common on older homes in London and South East England. Splits in a lead valley send water inside, and missing lead is not unknown, as it is a target for thieves.

Clay and concrete tiles

Clay plain tiles are common on older South East homes, and some still have peg tiles. Where pegs have rotted, tiles can slip.

What we’re asked to look at in North Watford

Viewings rarely include a proper look at the roof. You see the rooms, not the slates, and a quick glance from the street misses a lot. New paint on a ceiling can hide old water stains, which is why buyers book a closer look before committing.

A survey can pick up problems such as:

  • Sagging ridge lines or uneven roof slopes
  • Chimney mortar that has eroded
  • Lead that has worked loose at a wall or chimney
  • Standing water on a flat extension roof

If you own a rental within reach of Watford North station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

What’s in a roof survey

What we do, step by step

The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. All told, expect about 1–2 hours for a house, and longer for a large or complex roof. A visit to North Watford is planned like any other: the time, the access and where to park are agreed beforehand. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. We agree a time and how we’ll get in, including the loft.
  3. We inspect the roof from ground level, windows, the loft and the roof itself where it’s safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Preparing for the visit

  • Gather any invoices or paperwork from past roof work
  • For a flat or shared roof, check access with whoever owns or manages the building
  • Show us where any leaks or stains appear

North Watford: your questions answered

Is drone flying allowed in North Watford?

That depends on where the roof is and on the weather. North Watford is about 3 miles from Elstree Aerodrome, so the Drone Safety Map is checked for restrictions around it before we fly. Strong wind or a downpour also stops a small drone flying, and the rest of the survey does not depend on the drone.

Does a conservation area affect roof work in North Watford?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you go up on the roof?

When conditions and the roof make it safe, yes. We also inspect from ground level, upper windows and the loft space.

Can you survey at the weekend?

Surveys run on weekdays and at weekends. To arrange a date, ring 07833 053749 or email us.

Do you need to go inside the property?

Ideally, yes. We look in the roof space where there is safe access, and upstairs windows give useful views. Access is usually arranged through the agent or seller.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.

Is a roof survey worth having alongside a home survey?

They do different things. A RICS home survey covers the whole building, while ours looks only at the roof, in more detail. Our survey complements a RICS survey and does not replace one.
