Harpenden homes and their roofs
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. For a purchase or a newly finished roof, the materials decide which details matter most. Harpenden is about 2 miles from the edge of the flight restriction zone around Luton Airport. Where the drone is part of the survey, the exact boundary is checked for the address first.
For landlords with property near Harpenden station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. About our pre-purchase roof survey in Harpenden
Many older houses carry decades of roof repairs. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Little of that is easy to judge from the pavement on a viewing. Our survey picks it out, with photos so you can see it for yourself. Each finding is explained in plain words, so you know what it means for the house you are buying. If you are worried about damp timbers or stains in the loft and ponding, blisters or splits on a flat roof, we can find out what’s behind it.
Most homes in a town like Harpenden are houses, so the roof typically belongs to the property you’re buying or paying for, apart from details shared with the house next door on semis and terraces. That makes the roof’s condition a simple money question: it is better to know about it before exchange or before the final payment than afterwards. A report with photos gives you specific points to raise with the seller or the roofer.
Where we cannot see part of the roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

What a pre-purchase roof survey doesn’t cover
A survey is a proper look at the roof, but it cannot do everything. The main limits are:
- What’s under the slates, tiles or felt
- A structural engineer’s report
- Asbestos testing of any kind
If in doubt, phone 07833 053749 or email us and we’ll point you to the right survey before you book. What our survey covers.
Roofs we survey in Harpenden
- Gutters and downpipes
- Chimney stacks
- Flat-roofed extensions and dormers
- The roof space
- Clay and concrete tiles
- Lead flashings and valleys
- Natural slate
The survey, step by step
You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes about one to two hours at a typical house, with time for the loft where it can be reached. Most visits in a town like Harpenden start at the front of the house and work round to the back. Rear gardens and side paths often give the best view of extensions and back slopes. The loft comes next, where there’s safe access.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- We start outside, looking at the roof from ground level and from vantage points.
- Inside, we check the loft space and look at the roof from windows.
- The report is emailed with photos and recommendations, ready to use before exchange.
Before the survey
- Move anything stored under the loft hatch
- Have keys ready for side gates, garages or roof access doors
- Agree roof access with the managing agent if it’s shared
Getting a price
Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, so call 07833 053749 or drop us an email with the details.

Questions from Harpenden
Is drone flying allowed in Harpenden?
It depends on the exact address and the weather on the day. The flight restriction zone around Luton Airport comes within about 2 miles of Harpenden. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. Strong wind or a downpour also stops a small drone flying, though the rest of the survey goes ahead either way.
Do you cover Harpenden?
Yes, Harpenden is within the area we cover. We survey roofs across London and South East England. You can call 07833 053749 or email us with the address and a few details, and we will talk through which survey suits.
Will you need to get into the loft?
Where we can, yes. Inside, the loft shows leaks, damp timbers and the underlay. If we can’t get in, the report says so.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you as you book.
Can I take the findings back to the seller?
Yes. The report sets out what we found, with photos, which you can share with the seller or agent. How the seller responds is up to them.
How soon is the report ready?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Reports are emailed with photos included.
Do you inspect the roof from on top?
Only where it’s safe. Many roofs can be seen well from windows, vantage points and the loft, and a drone is part of the Premium Survey where applicable.
What happens if roof problems are left?
A seller may honestly not know the state of the roof. The forms they complete only show what they’re aware of. Our survey shows you the roof as it is today, whatever anyone remembers. Around Harpenden, gutters that overflow soak the wall below. At roof level, a loose tile or tired flashing does the same. Neither gets better on its own.

When to book a survey in Harpenden
Chimneys take the worst of the weather and they’re frequently the least maintained part of a roof. Mortar erodes, the flaunching around the pots cracks and the flashings work loose. A stack may be shared with the neighbours, which can affect how any work is arranged.
A survey can pick up problems such as:
- Flashings that have lifted or split
- A ridge or slope that dips
- Gaps where slates or tiles have come loose
- Damp timbers or stains in the loft
Take an older house close to St Nicholas Church: ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.
Before you book anyone
- When you’ll get the report
- What follow-up you get after the report
- How long they’ve been surveying roofs
- Whether the roof space is looked at, where there is one
Checking the roof from the ground
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
How the survey changes by roof type
Lead flashings and valleys
Many leaks start at a flashing, so we check each one closely. We photograph any that need work.
Gutters and parapets
Some older terraces have a butterfly roof with a central valley gutter. If the home you’re buying has one, that gutter and its outlet get a careful look.
