Chimney survey in Harpenden: what you get

If you are buying a home with chimneys, it’s worth knowing their condition before you exchange. Cracked flaunching, failed flashings and worn pointing are common findings on older stacks. You get photographs and findings you can take back to the seller or agent. It complements a RICS home survey rather than replacing it. Common reasons to book are damp patches on chimney breasts and eroded joints in the brickwork, on flaunching, chimney breasts and chimney pots and cowls.

Around Harpenden, semis and terraces share chimneys, gutters and roof lines with the house next door. A shared chimney stack or a gutter run across two houses means a defect may sit partly on someone else’s property. Shared parts are looked at as far as they can be seen safely from the property we are surveying. Let us know when you book if you know of anything shared with next door.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Practical tips

Most of what helps is simple and safe from the ground. A few suggestions:

  • Have brackets on the chimney checked
  • Book a sweep for flues that are in use
  • Ask for ventilated caps on redundant stacks
  • Ask about consent before removing a chimney on an older property

You get the report by email and can pass it to whoever does the work. Each defect is described in plain words and shown in a photo, so it’s easy to follow.

Have worn pointing and cracked flaunching dealt with early. Small repairs now can save bigger work later.

Harpenden questions

Does a conservation area affect roof work in Harpenden?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can a landlord with a rental near Harpenden station book a roof survey?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

What happens next?

You’ll get the report by email, with photographs and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

Do you climb onto every roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone.

What does a chimney survey cover?

We check the pots, cowls, flaunching, pointing, brickwork and flashings. Inside, we look for damp on chimney breasts and in the loft where there’s safe access. You get a written report with photos.

Do you work in Harpenden?

Yes. Harpenden is part of the area we cover.

Why is my chimney breast damp?

It can come from several places: cracked flaunching, worn pointing, failed flashings, uncapped pots, or damp trapped in an unventilated stack. We check each one and note the most likely cause.

Checking the roof from ground level

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

When to book a survey in Harpenden

Chimney stacks stand above the roof, exposed to wind, rain and frost on every side. Frost opens up cracks in the mortar, and rain gets into worn bricks and joints. People usually call us when they notice damp or a problem with the stack, or before a purchase.

A survey can pick up problems like:

  • Frost-damaged brickwork on the stack
  • Disused chimneys trapping moisture
  • Loose, cracked or missing pots
  • Gaps where the stack meets the roof

For an older house near a landmark such as St Nicholas Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Before booking anyone

  • Their drone registration, if they fly one
  • Their report turnaround times
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Are they insured for the work?

What a roof survey includes

What happens on the day

When we arrive, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where applicable. Most surveys take about one to two hours at a house, as part of a look at the roof around the stack. Semi-detached and terraced homes in a town like Harpenden frequently share a roof line with the neighbours, so we check what can be seen of the shared parts from your side. Tell us about any known leaks, past repairs or building work as you book, so time on site goes where it’s needed.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. Each chimney is viewed from wherever it can safely be seen.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. Where there is safe access, we look at the stack in the loft and the chimney breasts for damp.
  5. You get a photo-illustrated written report and our recommendations.

Before the survey

  • Keep pets out of the way during the survey
  • Leave a clear route to the loft
  • Show us where any leaks or stains appear

Advice

Why get it checked now?

Damp in a chimney breast typically gets worse while the cause is left. It can spoil decoration and plaster. Knowing whether it’s the flaunching, flashings, brickwork or ventilation means the right fix can be planned. Extensions and dormers on homes around Harpenden often hide the first signs of trouble at their joints with the main roof. Left for a few seasons, it can spoil plaster, skirting and flooring inside.

Chimney survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we can help you choose.

Chimney surveys around Harpenden

About 2.6 miles south lies Childwickbury Manor, a reminder of how long the area around Harpenden has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Homes near green spaces such as Lydekker Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. For landlords with property near Harpenden station, the gap between tenancies is a good time to have the roof looked at.
