Questions from Harpenden
Is my home in Harpenden listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Do you survey roofs for landlords with property near Harpenden station?
Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.
What does the report include?
A report with photos, explaining the condition of the gutter, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.
Can you give me structural calculations?
No. We note visible signs like sagging or deflection, but we are not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.
Will you go up on the roof?
Only if it’s safe. We check everything that can be seen safely: from ground level, from windows, from inside the loft space, from the roof where it’s safe and by drone where it applies. The report says if anything couldn’t be seen.
Do you check valley and parapet gutters?
Yes. These gutters frequently cause leaks indoors when they block so we pay close attention to them. Some may only be partly visible, and the report says so.
Will you check the drains below ground?
No. We look at above-ground rainwater only down to where the downpipes reach the ground. If a drain below ground looks like the cause, the report says so.
How a gutter survey works in Harpenden
Most gutters hang from the fascia boards at the eaves, so we look at the fascias and soffits too. Long-term overflowing can soften and rot timber boards and mark the soffits underneath. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We do not carry out asbestos testing, but we flag anything that could contain it. Typical surveys look at gutters packed with leaves or moss and soffits marked by water, across parapet and box gutters, eaves gutters and downpipes.
Semis and terraces in a town like Harpenden share roof details with the neighbours. When a stack or gutter is shared, the problem may not be on your side alone. We can only inspect what we have access to, so shared parts are reported as far as they can safely be seen. It helps to mention any shared stacks or gutters as you book.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Why act early in Harpenden
It is easy to put damp down to the wrong cause. When rainwater goods are the source, treating the wall alone will not solve it. A gutter survey helps rule the rainwater system in or out. Blocked gutters and downpipes on homes in Harpenden overflow onto walls, and damp follows inside. At roof level, a loose tile or tired flashing does the same. Left alone, both only get worse.
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.

Different roofs, different checks
Lead-lined valley and parapet gutters
A London butterfly roof drains to a central valley gutter, and a blockage there can overflow inside. We check it where it’s safe to see.
Plastic (uPVC) gutters
Plastic rainwater systems are common on homes of many ages. As the seals age, joints can start to drip, and brackets can sag under load.

What a survey costs
Several things affect the price of a survey:
- Chimneys, valleys, parapets and other details
- If the survey needs thermal imaging or a drone
- How tall the building is and how easy the roof is to see
- Extensions, dormers and garages with roofs of their own
Every price we give includes VAT, and the written report is part of the package. Gutter survey starts from £150, including VAT. Size, height and access decide where your roof falls.
Helping us price your survey
There is no need for technical words. Just let us know:
- The kind of building and roof involved
- Access details, such as a loft hatch or a shared roof
- The property’s address and postcode
- Pictures from the garden or a window, if you have them
Unsure which package suits your roof? It is easiest to ring 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.
What we can’t see
To be straight with you, there are limits to any roof survey:
- Parts of gutters that cannot be seen safely
- Pipes below ground level
- The inside of a downpipe along its whole length
If in doubt, call 07833 053749 or drop us an email and we’ll suggest the right survey before booking. The full list of what we check.

Signs you need a gutter survey in Harpenden
Some gutters may be too small, or have too few downpipes, for the roof they serve. An extension or extra roof slope can add water to an existing gutter and the weakness shows in a heavy downpour.
It’s worth booking a survey if you’ve seen:
- Gutters full of debris and silt
- Water spilling over the gutter edge
- Soffits marked by water
- Leaking or loose downpipes
The streets around a church like St Nicholas Church are often among the oldest in a place, and if you own one of the older houses nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.
What to check before booking
- Whether you get a written report with photos
- Their track record with similar roofs
- Whether any drone flown is registered with the CAA
- Which viewpoints they use to see the roof
What a gutter survey looks like in Harpenden
About 2.6 miles south lies Childwickbury Manor, a reminder of how long the area around Harpenden has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Trees in and around Lydekker Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. Anyone responsible for a site like Harpenden Academy will know that a written record of a large roof helps plan work for the holidays rather than in term time.

What happens on the day
Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take about 1–2 hours at most homes, though large, tall or awkward roofs take more time. For a visit in Harpenden, we need access to the loft, any rooms with leaks or stains, and the outside of the building. Mention gates, side passages and anything at the back. Weekday and weekend visits are available.
- First, we agree the areas to focus on.
- Each gutter run is checked for blockages, sags and leaking joints.
- Outlets, hoppers, downpipes and overflows are inspected.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- You get photos and written recommendations, prioritised where relevant.
