Gutter survey in Lea Valley

Some gutters are easy to see from the street but lots of gutters are tucked away. Valley, parapet, box and secret gutters can send water indoors when they overflow. We inspect them as far as it is safe to see them, from the ground, from windows, from the roof space and from the roof where it is safe. Many leaks indoors start at a hidden gutter. We survey fascias and soffits, eaves gutters and downpipes, and people most frequently book us about gutters that have fallen out of line and soffits marked by water.

In a village or hamlet like Lea Valley, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can safely be seen, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What happens on the day

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Somewhere as small as Lea Valley, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We start with what you’ve noticed, like damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. We look at hidden gutters as far as safe access allows.
  4. Where it’s safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Before we arrive

  • Keep pets inside or away from the areas we’re looking at
  • Have any paperwork from past roof work to hand
  • Mention any parking restrictions on your street

Local roofs in Lea Valley

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look. The wider area around Lea Valley has a long history of building, with Shaw's Corner about 2.5 miles north-east. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

If you own a rental within reach of Harpenden station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Trees in and around Lydekker Park shed leaves that can end up in nearby gutters.

Before and after the survey

There is plenty you can do without going near the roof. Here’s what helps most:

  • Have gutters cleared at least once a year
  • Don’t climb a ladder to look in the gutters
  • Look for downpipes coming loose
  • Check for spilling water in a downpour

After any work is done, watch the gutters in the next heavy rain. Rain should flow to the outlets and down the downpipes, and if it does not, raise it with whoever did the job.

Get trees and climbers near the eaves trimmed back using someone with the right kit. Fewer leaves in the gutters means fewer blockages.

What a survey costs

Survey packages start from £150, with VAT included. What you pay for your roof depends on:

  • Basic, Standard or Premium
  • Whether it is a home or a commercial building
  • The use of thermal imaging or a drone
  • The size of the roof

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.

Booking your survey

Here’s what helps us most when you contact us:

  • The property’s address and postcode
  • Photos of the roof, taken safely from the ground or a window
  • Anything about access we should know
  • When you need the report by

If you have photos of the roof, send them over. Pictures from the ground or a window are fine. To send them or to book, phone 07833 053749 or send us an email.

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking and it will help the survey.

What we’re asked to look at in Lea Valley

Most gutter joints rely on seals or sealant that wear out. Plastic sections expand and contract with the weather, and in time their joints can drip. On cast iron, joints can rust and open up where the paint has failed.

Typical things we are asked to look at include:

  • Gutters that have fallen out of line
  • Joints that drip after rain
  • Gutters overflowing in heavy rain
  • Gutters full of debris and silt

If you live in an older home near All Saints, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Before you book any roof surveyor

  • Which parts of the roof they’ll actually see
  • How long they’ve been surveying roofs
  • Whether the price includes VAT
  • Their drone registration, if they fly one

Your questions about gutter surveys in Lea Valley

Is my home in Lea Valley listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can a landlord with a rental near Harpenden station book a roof survey?

Yes, letting agents and landlords book with us as well as owners. Just call 07833 053749 or use the contact form and tell us about the building.

Do you cover Lea Valley for gutter surveys?

Yes. We survey roofs across London and South East England, and that includes Lea Valley.

How do I arrange a gutter survey in Lea Valley?

It’s easiest to phone 07833 053749 or drop us an email. Let us know the address and a little about the roof. Surveys run on weekdays, Saturdays and Sundays.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Can a gutter survey explain damp on my walls?

Leaking gutters and downpipes are a common cause of damp walls, and we check for exactly that. If the cause looks like something else, the report says so, based on what we can see.

Is it a structural engineer’s report?

No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

What we look for on each type of roof

Box and secret gutters

A box gutter is built into the roof, frequently behind a parapet, so overflows can end up inside. We check them where they can be seen safely.

Lead-lined valley and parapet gutters

Some older roofs have a central valley running to the back, and a blockage there can overflow inside. It’s inspected as far as safe access allows.
