Roof surveys across AL4: what to expect
Three packages cover most roofs: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all including VAT. The Basic Survey gives a visual inspection, photos and written recommendations. Standard and Premium go further, such as moisture detection, a structural check, thermal imaging and a drone where it applies. Each one comes with a written report. We survey lead flashings, flat roofs and natural slate, and the problems we’re asked to look at most are lifted, split or missing lead flashings and valley linings that have cracked or split.
When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where it applies. The survey normally takes between one and two hours for most homes, depending on how many separate roofs there are.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- The report is emailed with findings and recommendations.
What you’ll pay
Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. We confirm the price for the job before you book.

Nearby too are The Baton pub (within half a mile south), Clarence Park (1.1 miles south-west) and Sandringham School (within half a mile north). The closest station to Marshalswick is St Albans station, about 1.3 miles south-west of the centre. Homes and roofs across AL4
AL4 has everything from older homes with tall chimneys to modern estates. Blocked gutters, slipped slates and tired flashings turn up on all of them sooner or later, wherever they are in AL4.
Several airports in London and South East England have flight restriction zones around them, so the Drone Safety Map is checked before any drone flight in AL4. Flights that need permission only go ahead once it’s given.
Marshalswick: If you live near a park like Clarence Park, or anywhere with mature trees, autumn leaves can block gutters and valleys. For landlords with property near St Albans station, a dated record of the roof is useful when planning maintenance across a let.
What a survey doesn’t cover
Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:
- Structural calculations (that’s a structural engineer’s job)
- Defects hidden under coverings or inside walls without opening up
- Confirmation of asbestos in soffits or cement sheets
Checking the roof from the ground
During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.
Prices for roof surveys in AL4
Every roof is different, so prices are confirmed before booking. This is what makes a difference:
- Whether you choose the Basic, Standard or Premium Survey
- The height of the building and how the roof can safely be seen
- Roof area
- The type of building, from a house to a block or an office
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.
Helping us price your survey
If you can, have these to hand when you get in touch:
- The address and postcode of the property
- Pictures from the garden or a window, if you have them
- Dates you’re working to, such as exchange
- Access details, such as a loft hatch or a shared roof
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or use the contact form whenever suits you.
Different roofs, different checks
Concrete interlocking tiles
Mortar at ridges and verges often cracks on tiled roofs. We check for loose ridge tiles and missing mortar, as wind can lift them.
Flat roof coverings
Standing water, blisters and splits all point to wear. Upstands and outlets are checked too, since leaks often start there.
Common roof problems in AL4
Every roof takes years of rain, wind, sun and frost. Strong gusts work at anything that is not firmly fixed, while rain gets into every gap. What starts as one slipped slate can become a leak.
Common reasons to book include:
- Water stains on rafters and ceiling joists
- Debris building up in roof valleys
- Leaking gutter joints and downpipes
- Standing water on a flat roof
AL4: your questions answered
How soon is the report ready?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photos.
Do you work in AL4?
Yes. Our area covers London and South East England, and that includes AL4.
Does a roof survey replace a structural engineer?
No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It is not a structural engineer’s report and doesn’t include calculations.
I live in a flat. Can you survey the roof?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We inspect only the parts we are allowed to reach.
Can you inspect my roof with a drone?
Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Can you check whether my roof contains asbestos?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.
What does a roof survey cost?
Roof survey starts from £150, including VAT. You will know the price for the job before booking, and it depends on the roof’s size, access and the package you choose. To get a price, call 07833 053749 or drop us an email.
