Roof surveys in Lea Valley

Roof survey in Lea Valley

People book a roof survey for all sorts of reasons. Some have seen a mark on a ceiling or bits of tile in the garden, while others just want to know where they stand. Whatever the reason, the survey works the same way: we inspect carefully and explain what we see in writing. We survey on weekdays and at weekends, so finding a time is rarely difficult. We survey chimney stacks, flat roofs and lead flashings, and common reasons people get in touch are loose chimney pots and flashings that have come away from the wall.

Somewhere as small as Lea Valley, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on what can be seen safely, and thatch is a specialist material. On older roofs, it’s typically the chimneys and lead flashings that need work first.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Why act early in Lea Valley

Many roofs go years without anyone looking at them closely. A survey sets a baseline, which makes later changes easy to spot. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.

Rented homes, blocks and businesses

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, call 07833 053749 or email us.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, and they’re priced for the size.

Checking the roof from the ground

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

How the survey changes by roof type

Chimney stacks

Our chimney check is a visual inspection of the stack, not a flue, gas or sweep inspection. We’ll tell you if the flue needs a specialist.

Natural slate

Slate is one of the most durable roof coverings, yet the nails holding it often fail long before the slate. Slipped, cracked and missing slates are all noted.

Do you need a roof survey in Lea Valley?

Some damage starts inside the roof space. Poor ventilation lets condensation build up in the loft, and the damp gets into timbers and insulation. It can look like a leak.

Look out for signs like these:

  • Debris building up in roof valleys
  • Blocked, sagging or leaking gutters
  • Flashings that have come away from the wall
  • Crumbling chimney pointing or cracked flaunching

For site and facilities teams at buildings such as High Beeches Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

Before booking any roof surveyor

  • What they will not be able to tell you
  • Will the report include photos?
  • Whether the roof space is looked at, where there is one
  • How they plan to inspect the roof safely

What a good roof survey covers

What we do, step by step

Every roof is different; as a rough guide, the survey takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. If you have questions on the day, just ask. In a small place like Lea Valley, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You let us know about the property and any concerns.
  2. A visit is booked for a weekday or a weekend.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it’s safe.
  4. Every part of the roof is checked and photographed.
  5. We email a report with photographs and recommendations.

Before we arrive

  • For a flat or shared roof, check access with the freeholder or managing agent
  • Keep pets inside or away from the areas we’re looking at
  • Let us know about parking near the property

Roofs, chimneys and gutters in Lea Valley

Lea Valley is about 2 miles from the edge of the flight restriction zone around Luton Airport. Where the drone is part of the survey, we check the exact boundary for the address before flying. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first.

Take an older house close to All Saints: old fixings, lead flashings and tall chimneys are typical of older roofs. Trees in and around Lydekker Park shed leaves that can end up in nearby gutters.

FAQs for Lea Valley

Do you survey roofs for landlords with property near Harpenden station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or drop us an email with the details, and we will talk through which survey suits.

Is my home in Lea Valley listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

What if it rains on the day?

A survey can usually go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we’ll arrange another day with you.

Will you fly a drone over my roof?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.

What do you check on a roof survey?

All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Higher packages add moisture detection, structural checks, thermal imaging and a drone where applicable.

How much is a survey?

Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.
