Roof survey in Hitchin
The report is written for you, in plain language. Each defect is described with photos and a recommendation, and where it is relevant we say what’s urgent and what can wait. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where it applies and a same-day report. Each report is emailed to you. We survey ridges, hips and valleys, flat roofs and natural slate, and people most frequently book us about water stains on rafters and ceiling joists and lifted, split or missing lead flashings.
Hitchin mixes older houses, often slate or clay tiled, with newer estates, many of them with concrete tiles. Older homes often keep chimney stacks long after the fireplaces went, and their flashings and pointing still matter. Later houses have their own typical faults, from loose ridge tiles to blocked gutters.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what is not.

How the survey works
The visit has one job: to see as much of the roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It usually takes roughly 1–2 hours at most homes, while a commercial roof takes nearer three to four hours. Parking in a town like Hitchin is normally simple, but tell us if there’s a driveway or any restrictions. We look at the roof from ground level and from windows, then from the loft where there’s safe access, and from the roof itself where it’s safe.
- You pick the package that suits your roof.
- We arrive at the agreed time and talk through any concerns.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.
- The report is emailed with findings and recommendations.
Before we arrive
- Keep pets inside or away from the areas we are looking at
- Let us know about parking near the property
- If the roof is shared, arrange access with whoever manages the building

Useful tips for Hitchin property owners
There’s plenty you can do without going near the roof. Here’s what helps most:
- Leave roof access to professionals
- Let us know about past leaks
- Take photos of any leaks as they happen
- Include dormers, porches and garages when booking
The Premium Survey includes a 12-month follow-up. It helps you see whether anything has changed.
Look at your roof from ground level after strong winds. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Prompt repairs stop small problems growing.
What affects the price in Hitchin
We confirm the price for your roof before booking. This is what makes a difference:
- Any need for thermal images or a drone flight
- How big the roof is
- Whether it is a home or a commercial building
- How many separate roofs there are, like extensions, dormers and garages
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.
Booking your survey
There is no need for technical words. It is enough to let us know:
- Access details, such as a loft hatch or a shared roof
- Any marks or damp showing indoors
- The type of building and roof, such as pitched or flat
- The address and postcode of the property
Most bookings start with a short call: ring 07833 053749 or drop us an email. You’ll have a price before anything is arranged.
FAQs for Hitchin
Is Hitchin in the area you cover?
We do. The survey and report are the same in Hitchin as anywhere else.
Is my home in Hitchin listed or in a conservation area?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Is a roof survey the same as a structural survey?
No. If we see signs that need an engineer, such as serious sagging, we’ll say so. Our survey isn’t a structural engineer’s report.
How long does a roof survey take?
It usually takes about 1–2 hours for most homes, depending on how many separate roofs there are. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
What does a roof survey include?
We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, along with the loft where it’s safe. The report includes photos and recommendations.
Can you inspect my roof with a drone?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
Can you survey a roof I share with a neighbour?
Yes. We survey the parts of the roof you have access to. If a problem seems to come from next door, we’ll say so.
Rented homes, blocks and businesses
Where a roof is shared: we need access agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the visit with that in mind.
Letting agents often book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant beforehand.

Do you need a roof survey in Hitchin?
Blocked gutters cause a surprising amount of damage. Once leaves and moss block a gutter, water spills down the brickwork. Valley and parapet gutters can overflow inside the building, particularly near trees.
Here are some of the things we see frequently:
- Gutters that overflow in heavy rain
- Loose chimney pots
- Gaps in the roof where coverings have gone
- Worn or blocked valleys
If you look after a building such as Hitchin Girls' School, a written record of a large roof helps plan work for the holidays rather than in term time.
What to check before booking
- Whether the loft is part of the inspection
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- Their report turnaround times
- What happens after the report arrives
DIY checks: what’s safe
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.
Hitchin homes and their roofs
Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.
Take an older house close to Church of the Holy Saviour: old fixings, lead flashings and tall chimneys are typical of older roofs. If you let a flat or house near Hitchin station, a roof report helps you deal with small faults before they turn into a call from a tenant.
