Roof survey in Bearton: what you get

We inspect what can safely be seen: from ground level, from windows, from the roof space and from the roof where conditions allow. The Premium Survey adds thermal imaging and, where applicable, a drone, for roofs that are hard to see well. You don’t need to do anything except give us access. Each defect we find is photographed and explained. If you’ve noticed worn lead at chimneys and abutments and worn or blocked valleys, we can find out what’s behind it.

Houses in smaller places like Bearton can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.

Where we can’t see part of the roof, the report says so. That way, it’s clear what was covered and what wasn’t.

How the survey changes by roof type

Lead flashings and valleys

Flashings close the joints where a roof meets a wall or chimney. We check for lead that has lifted, split or slipped, and for flashings replaced with mortar or bitumen.

Natural slate

Natural slate can last 100 years or more, but its nails often corrode first. Slipped, cracked and missing slates are all noted, and for clips that show past repairs.

Rented homes, blocks and businesses

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, and they’re priced for the size.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters, which helps when budgeting.

How we price roof surveys

Several things affect the price of a survey:

  • The number of roofs, including extensions and garages
  • Roof area
  • The type of building, from a house to a block or an office
  • Which survey package you book

Our price is from £150, including VAT. What you pay depends on the size and height of the roof, access and which survey you book.

What to let us know when you get in touch

Before you get in touch, it helps to have:

  • Any photos you have, taken from ground level or a window
  • The kind of building and roof involved
  • Your postcode, so we can check access and travel
  • Your timetable, like an exchange date

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, ring 07833 053749 or use the contact form with the address and the days you’d prefer.

Common questions in Bearton

How do I find out if my home in Bearton is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you survey roofs for landlords with property near Hitchin station?

Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or send us an email with the address and what you need, and we’ll talk through which survey suits.

Will you climb onto the roof?

Only where it’s safe to do so. We also inspect from ground level, from windows and vantage points, and from the loft. The Premium Survey adds a drone where applicable.

Will the report say how many years my roof has left?

We don’t put a figure on it, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.

Will you fly a drone over my roof?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.

Does someone need to be in?

Not always. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.

How long have you been surveying roofs?

We’ve completed more than 5,000 surveys, over more than 20 years.

Roof surveys in Bearton: local notes

If your survey includes the drone, the flight is checked against the Drone Safety Map first. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you live in an older home near St Mark's, old fixings, lead flashings and tall chimneys are typical of older roofs. Landlords with a home close to Hitchin station may find that a dated record of the roof is useful when planning maintenance across a let. Living close to Butts Close is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

How it works

Every roof is different, but as a rough guide the survey takes between one and two hours for a house, or half a day or so for a commercial building. If you have questions on the day, just ask. For a survey in Bearton, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. We look at the roof from every safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a photo-illustrated written report and recommendations.

Preparing for the visit

  • Note where any stains or damp appear
  • Have any paperwork from past roof work to hand
  • Make sure the loft hatch can be reached

Getting a price

If you have photos of the roof, send them over. Take them safely from ground level or a window; never climb up to get a better view. To send them or to book, ring 07833 053749 or drop us an email.

Related advice

Can I check my roof myself?

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

What we can’t see

Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:

  • Asbestos testing of any kind
  • Whether the roof structure meets design loads
  • Faults hidden behind ceilings or boarding

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you before you book. What our survey covers.
