Gutter survey in Bearton

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use the report to plan upkeep, and some buyers want the rainwater system checked before exchange. The survey and report follow the same steps whatever the reason, with photographs and written recommendations. We survey on weekdays and at weekends. We survey outlets and hoppers, valley gutters and parapet and box gutters, and common reasons people get in touch are downpipes that are split or coming away and fascia boards damaged by overflowing water.

In a smaller place like Bearton, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes often need the most attention, and the fixings under the coverings matter too. Nails and battens under older coverings frequently give out before the slates or tiles themselves.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

The survey, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. You are welcome to ask questions while we’re there. Parking around Bearton is usually easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. We send a written report with photos and clear recommendations.

Common roof problems in Bearton

Many people get in touch after seeing water pour over a gutter in heavy rain. Others spot damp patches, ceiling stains or green marks on the walls. The survey helps pin down the source before it causes more harm.

People usually book a survey after spotting one of these:

  • Water spilling over the gutter edge
  • Dripping or leaking gutter joints
  • Leaves and moss blocking gutters
  • Water backing up from a hidden gutter

Trees in and around Butts Close shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

Before you book anyone

  • How they plan to inspect the roof safely
  • Is VAT included in the price?
  • Will they check the loft as well as the outside?

What’s in a roof survey

Gutter surveys in Bearton: local notes

Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you look after a building such as Oughton Primary and Nursery School, large buildings have long gutter runs and big roofs that need checking like any other. If you live in an older home near St Mark's, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Getting in touch

Here’s what helps us most when you get in touch:

  • Pictures from the garden or a window, if you have them
  • Where the property is, with the postcode
  • The type of building and roof, like pitched or flat
  • Where water is showing inside, if it is

To arrange a survey, call 07833 053749 or email us with the address and what you’d like to know about the roof. We will confirm the price before you book.

Can I check my roof myself?

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Common questions in Bearton

Does a conservation area affect roof work in Bearton?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can a landlord with a rental near Hitchin station book a roof survey?

Yes, rented property is part of what we cover. Just ring 07833 053749 or use the contact form and tell us about the building, including who will give access on the day.

Do you survey at weekends?

Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. Just call 07833 053749 or send us an email to arrange it.

Do you work in Bearton?

Yes. We survey roofs across London and South East England, and that includes Bearton.

How long will you be on site?

Most visits to a house take about 1–2 hours, with commercial buildings nearer 3–4 hours.

Does someone need to be in?

Not necessarily. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.

Do you test soffits or gutters for asbestos?

No. We don’t carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Roof by roof

Box and secret gutters

Secret gutters are hidden under the edge of the roof covering and is easy to overlook. We check what’s visible and note what is not.

Lead-lined valley and parapet gutters

Many older homes have lead-lined valley and parapet gutters. Splits and failed joints in the lead can let water straight in.

Before and after the survey

A survey works best with a little help from you, before and after. Some tips:

  • Watch ceilings under valley gutters for fresh marks
  • Keep climbers away from the eaves
  • Do not climb a ladder to look in the gutters
  • Watch the gutters during heavy rain

Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. We also note anything else we spot on the roof while we are there.

Watch your gutters from the ground or a window during heavy rain. Water spilling over the edge or out of a joint is a sign that something needs attention before the walls suffer.
