Practical tips

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Leave gutter checks at height to someone equipped for it
  • Look for downpipes coming loose
  • Get the gutters cleaned out every year
  • Get trees that overhang the gutters trimmed

You receive a written report with photos and recommendations, prioritised by urgency where relevant. You can pass it to whoever you choose to do the work so they know what needs doing.

Don’t forget valley, parapet and box gutters. They block in the same way as the gutters you can see but you can’t check them from the street, so make sure they’re included in any clearing work.

Gutter survey in Benslow

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use it to plan maintenance, and some buyers want the rainwater system checked before exchange. Whoever books, we inspect and report in the same way, with photos and written recommendations. Visits can be on weekdays, Saturdays or Sundays. We survey fascias and soffits, parapet and box gutters and outlets and hoppers, and the problems we’re asked to look at most are gutters that have fallen out of line and gutters overflowing in heavy rain.

Trees around homes in smaller places like Benslow drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls. It’s the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from ground level.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that’s said too.

What affects the cost of gutter surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Basic, Standard or Premium
  • The number of roofs, including extensions and garages
  • How tall the building is and how easy the roof is to see

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.

Helping us price your survey

These details help when you get in touch:

  • Your postcode, so we can check access and travel
  • Photos of the roof, taken safely from the ground or a window
  • Any deadline, such as an exchange date
  • What’s prompted the survey

Most bookings start with a short call: ring 07833 053749 or drop us an email and we’ll ask a few questions about the roof. The price is agreed before a date is set.

Gutter surveys in Benslow: local notes

There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

If you own a rental within reach of Hitchin station, the gap between tenancies is a good time to have the roof looked at. Anyone responsible for a site like William Ransom Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. Take an older house close to Church of the Holy Saviour: its chimney, valleys and lead work are likely to be the parts that need attention first.

The survey, step by step

We do not take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. Most visits take roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. In a smaller place like Benslow, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. We start by hearing about any drips, overflows or damp patches.
  2. The eaves gutters, downpipes and fascias are looked at from the ground and vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. The findings are written up with photographs and recommendations.

Common questions in Benslow

Do you survey roofs for landlords with property near Hitchin station?

Yes, landlords and agents book with us as well as owners. You can ring 07833 053749 or send us an email with the address and a few details.

Is my home in Benslow listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

How much time does the visit need?

For a house, expect about 1–2 hours on site, with commercial buildings nearer 3–4 hours.

What do I do with the report?

The report arrives by email, with photographs and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

Are you structural engineers?

No. We are roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we’ll recommend one.

Could my damp wall be caused by the gutters?

Leaking gutters and downpipes are a common cause of damp walls, and we check for exactly that. If the cause looks like something else, the report says so as far as we can tell from what’s visible.

How much is a gutter survey?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. For a price for your building, phone 07833 053749 or email us.

What this survey cannot tell you

Without opening up the roof, some things stay hidden, so a survey has limits:

  • The inside of buried drains
  • Rot or damp concealed behind fascias or inside walls
  • What’s hidden inside a downpipe

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer. What a survey covers and does not.

Roof types and parts we check

  • Downpipes
  • Parapet and box gutters
  • Eaves gutters
  • Valley gutters
  • Outlets and hoppers
  • Fascias and soffits

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in.

Why get it checked now?

A gutter clear-out takes the leaves away, but it doesn’t tell you why a gutter overflows. Our survey also looks at falls, joints, brackets, outlets and downpipes, so you know whether there is more to it. In a smaller place like Benslow, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Each storm lifts it a little further.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.
