About our chimney survey in Benslow
Damp on a chimney breast can have several causes. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Moisture trapped inside a stack with no ventilation can also cause damp. We look at each possibility and record what we find. That points the work in the right direction. Typical surveys look at redundant stacks capped without ventilation and eroded joints in the brickwork, on chimney pots and cowls, flaunching and lead flashings.
Houses in smaller places like Benslow can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

The survey, step by step
The visit has one job: to look at the chimney stack as closely as is safe and record what we find. Notes and photos go into the written report. It normally takes about one to two hours on an ordinary house, and about three to four hours for a commercial roof. In a smaller place like Benslow, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.
- You tell us how many stacks there are and any damp or problems you’ve noticed.
- The stacks are looked at from ground level, from windows and from other safe vantage points.
- Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
- We check the chimney breasts and the stack in the roof space where we can reach them.
- We send a written report with photos, the defects found and what we recommend.
Preparing for the visit
- Keep pets in another room
- Have any paperwork from past roof work to hand

What this survey cannot tell you
Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:
- Whether the flue is safe to use
- Structural calculations for a leaning stack
- Checks on boilers, fires or their flues
Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you. The full list of what we check.

How the survey changes by roof type
Chimney breasts and the loft
Inside, chimney breasts can show damp when water gets into the stack. We check the breasts and the stack in the loft space where we can reach.
Flaunching
The sloping mortar around the pots is called flaunching. Once it cracks, water can get straight into the brickwork.

Your questions about chimney surveys in Benslow
Is my home in Benslow listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Do you survey roofs for landlords with property near Hitchin station?
Yes, rented property is part of what we cover. You can ring 07833 053749 or use the contact form with the address and a few details.
How soon will I get the report?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.
Do you carry professional indemnity insurance?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
Does the weather affect the survey?
A survey can usually go ahead in light rain. Strong wind or a downpour can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather isn’t suitable.
Do you look in the loft space?
If there’s a loft and safe access to it, yes. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.
Why is my chimney breast damp?
Normally it’s water getting in from outside, or condensation in a sealed stack. We check the stack, the flashings and how unused flues are capped, and record what we find.
Why act early in Benslow
Before deciding what to do with a redundant stack, a survey shows how it is doing. In a conservation area or on a listed building, changes may need permission from the council, so check with them first. Arranging work in a smaller place like Benslow is easier with notice than in an emergency. A survey gives you that notice.
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

Roofs, chimneys and gutters in Benslow
Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.
Take a building like William Ransom Primary School: large buildings have long gutter runs and big roofs that need checking like any other. If you let a flat or house near Hitchin station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Trees in and around Butts Close shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

Open spaces near Benslow include Markham's Hill and Purwell Ninesprings.
Should I look at the roof myself first?
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.
For landlords and managing agents
Letting agents can arrange access with tenants. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.
Letting agents and landlords in Benslow book surveys as well as householders. A report with photos gives you a clear record of the chimney stack, which helps you plan work between tenancies.
