Chimney surveys for homes and businesses in Poets Estate
Many terraced and semi-detached homes share their chimney stacks with a neighbour. We inspect the parts we can see safely and the parts the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it, so you can talk to them. You get a written report with photos and our recommendations. We survey chimney breasts, brick chimney stacks and lead flashings, and the problems we’re asked to look at most are damp on a chimney breast inside and frost-damaged brickwork on the stack.
Around Poets Estate, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes often need the most attention. Nails and battens under older coverings frequently give out before the slates or tiles themselves.
Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

Chimney surveys around Poets Estate
What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first.
For site and facilities teams at buildings such as William Ransom Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you own a rental within reach of Hitchin station, a roof report helps you deal with small faults before they turn into a call from a tenant.

FAQs for Poets Estate
I let a flat near Hitchin station. Can you check the roof?
Yes, letting agents and landlords book with us as well as owners. You can call 07833 053749 or send us an email with the address and a few details.
Do you cover smaller places like Poets Estate?
Yes, smaller places are covered as well as towns. We work right across London and South East England. Just mention lanes, gates or anything else about the route when you book.
Can you inspect my roof with a drone?
Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.
Do you look in the roof space?
Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
Will you go up on the roof?
Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and the report notes anything we couldn’t see.
Which days do you carry out surveys?
We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you when booking.
Are you structural engineers?
No. We’re experienced roof surveyors, and visible signs like sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.
Practical tips
A few practical points come up again and again on our surveys. They apply to most roofs:
- Note any damp on chimney breasts and when it appears
- Check with the council before altering a stack in a conservation area or on a listed building
- Never climb onto the roof to look at a chimney
- Have the flue swept and checked if you use the fire
If the stack is shared, you can pass the report to your neighbour. The photos show the problem and which side it’s on, as far as we could see.
Unused stacks should be capped in a way that still lets air through. That helps stop damp building up inside.
How the survey changes by roof type
Brick stacks
Frost can damage bricks that have soaked up water, making the faces flake away. Any spalling is noted with photos.
Chimney breasts and the loft
Damp patches on chimney breasts often point to a problem above. We check them and at the stack in the loft where there’s safe access.

What a chimney survey doesn’t cover
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Flue inspections or sweeping
- Hidden damage within the stack
- Parts of the stack that can’t be seen safely or belong to a neighbour we can’t access
Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you. What our survey covers.
What this survey covers
- Brick chimney stacks
- Chimney breasts
- Lead flashings
- Chimney pots and cowls
- Flaunching
- Shared and party-wall stacks
What we do, step by step
Once we have finished looking, we write up our findings in a report with photographs, emailed to you. As for time on site, most surveys take between one and two hours for most houses, rising to roughly 3–4 hours on a commercial building. Homes around Poets Estate often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we cannot get to. The loft, where there’s safe access, completes the picture.
- First you let us know about the chimneys, any damp on the chimney breasts and any worries.
- The stacks are looked at from the ground, from windows and from other safe vantage points.
- The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
- We check the chimney breasts and the stack in the loft space where we can reach them.
- The findings are written up with photos and recommendations and emailed to you.
Before we arrive
- Point out any leaks or damp patches
- Mention any parking restrictions on your street
- Have any questions written down, so nothing gets missed

Do you need a chimney survey in Poets Estate?
Aerials and dishes are often fixed to stacks. The extra load in wind can work bricks and joints loose. Any fixings on the stack are checked and recorded.
Here are some of the things we see frequently:
- Unused flues sealed without airflow
- Signs that a stack is leaning
- Worn or missing pointing
- Lifted or split lead flashings
Living close to Butts Close is pleasant, but mature trees mean leaves in gutters and valleys each autumn.
