About our flat roof survey in Poets Estate

Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. You get a written report with photos and our recommendations. We survey GRP fibreglass, felt flat roofs and upstands and outlets, and the problems we’re asked to look at most are splits, cracks and crazing and standing water left after rain.

Flat roofs in smaller places like Poets Estate can be more exposed, especially where nothing shelters them, so wind catches loose edges and trims. Sun on a flat roof also ages felt and bitumen. Splits, blisters and lifting edges are what to look out for. Standing water that lingers for days after rain is another sign worth watching for.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

When to book a survey in Poets Estate

Many flat roof problems start at the details rather than the main surface. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. If they were rushed when the roof was laid, they’re often the first things to fail.

Look out for signs like these:

  • Signs of deflection in the roof deck
  • Outlets choked with leaves and silt
  • Gaps at upstands and abutments
  • Loose or cracked edge trims

Anyone responsible for a site like William Ransom Primary School will know that a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

Choosing a roof surveyor

  • What exactly goes into their report
  • Whether the inside of the roof is included
  • Whether VAT is in the quoted price
  • Their insurance cover

What’s in a roof survey

Landlord and commercial surveys in Poets Estate

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant in advance.

What a flat roof survey does not cover

A survey is a proper look at the flat roof, but it cannot do everything. Its limits include:

  • Structural calculations, which need a structural engineer
  • Testing older roof sheets for asbestos
  • A fixed date for when the roof will need replacing

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer. The full list of what we check.

What we check

  • Mastic asphalt
  • Single-ply membranes
  • GRP fibreglass
  • EPDM rubber
  • Felt flat roofs
  • Upstands and outlets

Poets Estate questions

How do I find out if my home in Poets Estate is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Will you come out to Poets Estate?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

Will the survey show why my flat roof is leaking?

The survey covers the covering and all the details where leaks typically begin, and photograph anything that could be letting water in. Where the source isn’t obvious, a roof leak investigation or electronic leak detection may be the next step.

Will you walk on the flat roof?

Only where it is safe to do so. Otherwise we use windows, vantage points and the spaces below, and we note any area we couldn’t see. We do not walk on fragile rooflights or sheeting.

What happens after the survey?

The report arrives by email, with photographs and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

Do you cover flat roofs on blocks of flats?

Yes. Commercial and residential flat roofs are both covered. Expect about 3 to 4 hours on site for most commercial roofs, and larger roofs are quoted for their size.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. We look at the parts we’re given access to, and the report makes that clear.

How the survey works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes between one and two hours for most houses, though large, tall or awkward roofs take more time. If you have questions on the day, just ask. In a smaller place like Poets Estate, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. You get a written report with photos and our recommendations.

Before we arrive

  • Jot down any questions you want answered
  • If it isn’t your property yet, arrange access through the agent
  • Make sure the loft hatch can be reached

Tips that help

You don’t need to be a roofer to help. What helps most:

  • Plan a survey before the covering reaches the end of its usual life
  • Ask contractors to protect the roof if they work on it
  • Note where water lies after a downpour
  • File the paperwork for the roof and any repairs

The report is emailed to you, ready to share with a roofer, the seller or a managing agent. It is written in plain English, with a photograph of each defect, so anyone reading it can see what we saw.

Keep outlets, gutters and hoppers clear, especially after the leaves fall. A flat roof that drains well wears much more slowly.

Flat roofs in Poets Estate

Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. There are several hotels within about a mile and a half of Poets Estate, and hotels, like offices and blocks of flats, frequently have flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.

If yours is one of the older homes in the streets near St Faith's Church, the flat roofs on later extensions tend to wear out long before the main roof. If you run a hotel or guest house in or near Poets Estate, a roof problem can mean rooms out of use, so it’s worth knowing the roof’s condition.

How the survey changes by roof type

Mastic asphalt

Older asphalt can become brittle and crack as the roof moves. We note where this is happening and how widespread it looks.

Rooflights and upstands

Where a flat roof meets a wall, the upstand has to stay sealed as the building moves. We look for splits, gaps and failed flashings over the top.
