Flat Roof Survey in Hertfordshire

Flat roof survey in Hertfordshire: how it works

Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. You get a report with photographs and our recommendations. Typical surveys look at splits and cracks in the covering and loose or cracked edge trims, on mastic asphalt, single-ply membranes and felt flat roofs.

Expect us to ask a few questions before we start, like when any problem began and what work has been done before. The inspection then takes about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. Where there’s safe access, we look at the ceilings and spaces below for signs of water.
  5. The findings are written up with photographs and recommendations and emailed to you.

What you will pay

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.

Flat roof surveys across Hertfordshire: local notes

In Hertfordshire, our flat roof surveys work takes in homes, blocks of flats and commercial buildings, in Watford, Hemel Hempstead and Stevenage and well beyond. Larger commercial roofs are quoted for the building.

Several airports in London and the South East have flight restriction zones around them, so every drone flight in Hertfordshire is checked against the Drone Safety Map first. Flights that need permission only go ahead once it is given.

Watford: Shop and office owners around Charter Place may find that a flat roof over a business is out of sight and out of mind until it leaks. For site and facilities teams at buildings like Watford St John's Church of England Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

How we price flat roof surveys

All our prices include VAT. The things that change the price are:

  • Height and safe access
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Commercial roofs and larger buildings
  • The number of roofs, including extensions and garages

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included.

Helping us price your survey

To price your survey accurately, we’ll ask about:

  • The address and postcode of the property
  • Why you want a survey: buying, a leak, a storm or new work
  • Photos of the roof, taken safely from the ground or a window
  • Anything about access we should know

For a price for flat roof surveys in Hertfordshire, ring 07833 053749 or send us an email. The address, the type of property and what you’d like to know help us price the survey accurately.

Checking the roof from ground level

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Before and after the survey

A survey works best with a little help from you, before and after. Tips:

  • Check new fixings through the roof are properly sealed
  • Limit foot traffic on the covering
  • Check ceilings under the roof for damp patches
  • Keep records of when the roof was laid and what work has been done

Many people send the report to two or three roofers for quotes. Because everyone is pricing the same findings, the quotes are easier to compare. You stay in control of who does the work and when.

Check the roof from a window after a downpour. If water is still there a day or two later, have it checked.

What this survey cannot tell you

It is a careful look at the flat roof, not the whole story. Its limits include:

  • The condition of the deck or insulation hidden under the covering
  • A fixed date for when the roof will need replacing
  • Fragile surfaces, which we do not walk on

Common roof problems in Hertfordshire

No flat roof covering lasts for ever. Felt roofs frequently last around 15 to 20 years, EPDM often 30 to 50 years and GRP up to about 30, although how well it was laid and looked after matters a great deal. We can tell you how your roof is doing, whatever its age.

A survey can pick up problems such as:

  • Outlets that hold water back
  • Cracked or split membrane
  • Water getting in at rooflights
  • Pools of water lying on the roof

Hertfordshire: your questions answered

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs.

Can you tell me how long my flat roof will last?

We don’t put a figure on it. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but the report tells you how your roof is really doing.

What’s in the report?

A photo-illustrated written report, covering the condition of the flat roof, the defects we found and what we recommend, by urgency where it matters. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

What does a roof survey cost?

Flat roof survey starts from £150, including VAT. We confirm the exact price before booking, and it depends on the roof’s size, access and the package you choose. For a price, ring 07833 053749 or drop us an email.

Is it a structural engineer’s report?

No. Our survey is not a structural engineer’s report, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we will recommend one.

Does a flat roof survey replace a RICS survey?

No. We look closely at the flat roof rather than the whole building. It works alongside a RICS home survey, not instead of one, and structural calculations need a structural engineer.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.
