How a flat roof survey works in Churchgate

Each flat roof is looked at from the safest viewpoints we have: on the roof where it’s safe, from windows and higher ground, and from the rooms below where we can reach them. Fragile rooflights and fragile sheets are never walked on. If part of the roof can’t be seen or reached safely, the report says so, so you know exactly what was covered. Typical surveys look at gaps at upstands and abutments and leaks around rooflights, across upstands and outlets, GRP fibreglass and mastic asphalt.

In a smaller place like Churchgate, some flat roofs sit in the open, so wind catches loose edges and trims. Felt and bitumen also age in strong sun. The signs are splits, blisters and edges coming away. A flat roof that still holds water days after rain is also worth a closer look.

We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that’s said too.

Before and after the survey

Small things make a difference. Some pointers:

  • Clear roof outlets and gutters each autumn
  • Check that new brackets or units haven’t damaged the covering
  • Ask contractors to protect the roof if they work on it
  • Look for standing water a day after rain

For landlords and building managers, the report is a dated record of the roof’s condition. It’s useful when planning upkeep and setting budgets, and it makes changes easy to spot at the next survey.

Get splits, lifted seams and loose trims seen to while they’re small. A flat roof that’s looked after between surveys normally lasts longer.

How we price flat roof surveys

A few things affect what a survey costs:

  • Whether it is a home or a commercial building
  • How big the roof is
  • The height of the building and how the roof can be seen safely
  • Basic, Standard or Premium

Flat roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT.

Helping us price your survey

Before you get in touch, it is useful to have:

  • Any marks or damp showing indoors
  • Whether there’s a loft hatch, a shared roof or tricky access
  • The type of building and roof, such as pitched or flat
  • What’s prompted the survey

If you’re buying, it’s useful to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just call 07833 053749 or send us an email when you are ready.

Common questions in Churchgate

Will you come out to Churchgate?

Yes. Churchgate is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when booking.

Do you carry out roof surveys in Churchgate?

Yes, Churchgate is one of the places we work. Every survey there gets the same written report with photos.

What does ponding on a flat roof mean?

Standing water on a flat roof deserves a closer look. It can point to blocked outlets, poor falls or a deck that is sagging, and water that sits wears the covering sooner. We record where it sits and the likely cause.

Do you cover flat roofs on blocks of flats?

Yes. Commercial and residential flat roofs are both covered. A commercial roof normally takes about 3 to 4 hours on site, longer if it is large or complex, and larger roofs are quoted for their size.

Do you carry out surveys on Saturdays and Sundays?

We survey seven days a week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

Do I need to be at home?

Not always. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.

Can you inspect my roof with a drone?

Where it is applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

How it works

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit typically takes about one to two hours for a small flat roof at home, and longer for a large commercial one. Some parts of a survey depend on the weather, so a visit to Churchgate is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Before the survey

  • Show us where any leaks or stains appear
  • If it is not your property yet, arrange access through the agent
  • Keep pets inside or away from the areas we’re looking at

Photos help, if you have them. Pictures from the ground or a window are fine, and please do not climb up for a closer look. To get started, ring 07833 053749 or send us an email.

What a flat roof survey looks like in Churchgate

About 2.5 miles south lies Forty Hall, a reminder of how long the area around Churchgate has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

If you look after a building such as Dewhurst St Mary CofE Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. Take an older house close to St Mary the Virgin: the flat roofs on later extensions tend to wear out long before the main roof. If you own a rental within reach of Theobalds Grove station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

What we cannot see

We only report what can be seen safely on the day, so some things are outside what a survey can do:

  • Asbestos testing, which needs a specialist asbestos surveyor
  • Hidden layers beneath the covering
  • Areas we can’t see or reach safely, including fragile rooflights and sheeting

If you’re not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer before you book. What our survey covers.

Roof by roof

Single-ply membranes

Plant, fixings and foot traffic can all damage a single-ply roof. Any tears, punctures or loose membrane are recorded with photos.

Felt and built-up roofs

Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.
