Roof survey in EN8: how it works
People book a roof survey for all sorts of reasons. Some have spotted a stain or a slipped slate, while others just want to know where they stand. The approach is the same in each case: a careful look, then a clear written report. We survey on weekdays and at weekends, so finding a time is rarely difficult. We’re often asked to look into standing water on a flat roof and worn or blocked valleys, on flat roofs, natural slate and lead flashings.
The visit has one job: to see as much of the roof as can be seen safely and record it clearly. Notes and photographs go into the written report. The visit normally takes between one and two hours for most homes, depending on how many separate roofs there are.
- We start by hearing what you’d like checked and why.
- We agree a date, on a weekday, Saturday or Sunday.
- The roof is inspected from the ground, windows, the loft and the roof itself where it’s safe.
- Every part of the roof is checked and photographed.
- You receive a written report with photos and recommendations.
What you’ll pay
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Landmarks near Churchgate
Typical jobs here are in homes near Cheshunt Park, St Mary the Virgin and Goffs-Churchgate Academy. Also close by are The Green Dragon Public House (within half a mile east), Goffs - Churchgate Academy (under half a mile south-east) and Dewhurst St Mary CofE Primary School (less than half a mile north-east). The closest station to Churchgate is Theobalds Grove station, about 1 mile south-east of the centre. A little further out are St Michaels Hospital (3.3 miles south-west) and The National Speedway Museum (2.9 miles north). For a walk, there’s Bowyer's Water and Lippitts Hill.
Roofs, chimneys and gutters across EN8
Older homes across EN8 often keep chimney stacks long after the fires went out, and the lead and mortar around them need watching. Valleys, gutters and fixings follow close behind.
London and South East England mix slate and clay tile roofs on older homes with concrete tiles on many later ones. That variety shapes every survey in EN8.
Churchgate: If you let a flat or house near Theobalds Grove station, the gap between tenancies is a good time to have the roof looked at. For an older house near a landmark like St Mary the Virgin, its chimney, valleys and lead work are likely to be the parts that need attention first.
Useful tips for EN8 property owners
These tips come from what we see on roofs every week, before and after a survey:
- Look for debris in the garden after high winds
- Take photos of any leaks as they happen
- Move stored items away from the loft hatch
- Have details of recent roof work to hand
If you need work done, the report gives roofers a clear brief. The photos show what we found and where, which makes quotes easier to compare.
Keep the loft space ventilated. Condensation builds up when air can’t move, which can dampen timbers and insulation over time. Check insulation doesn’t block the airflow at the eaves.
Why act early?
If you are planning to sell, a roof survey can help you prepare. You’ll know what a buyer’s survey might pick up, or at least know what to expect.
Questions to ask before booking
- What’s outside the scope of the survey
- What experience they bring
- Are they insured for the work?
- Whether VAT is added on top
Honest limits
Some things cannot be seen without opening up the roof, so a survey has limits:
- Faults hidden behind ceilings or boarding
- Structural calculations (that’s a structural engineer’s job)
- How the roof will behave in every kind of weather
How we price roof surveys
To price your survey, we check:
- Height and safe access
- If the survey needs thermal imaging or a drone
- The package you choose: Basic, Standard or Premium
- The size of the roof
A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the price for your roof before booking.
Booking your survey
A little information up front helps. Please include:
- Photos of the roof, taken safely from ground level or a window
- The property’s address and postcode
- Anything about access we should know
- Dates you are working to, such as exchange
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just ring 07833 053749 or send us an email when you’re ready.
Should I look at the roof myself first?
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Common questions in EN8
Do you look in the roof space?
If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
Does someone need to be in?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.
How long does the visit take?
The visit normally takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We will give you an idea of timing when you book.
Do you survey on Saturdays and Sundays?
We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.
How long have you been surveying roofs?
We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.
Can you inspect a terraced or semi-detached roof?
Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are checked from your side.
Do you carry professional indemnity insurance?
We hold professional indemnity and public liability insurance.
