Roof survey in Freezywater, Hertfordshire
We carry out roof surveys in Freezywater and the rest of Hertfordshire. We survey on any day of the week.
- Cracked mortar along the ridge
- Loose chimney pots
- Torn or sagging underlay
Tips from our surveys
Getting the most from a roof survey starts before we arrive and carries on afterwards. Tips:
- Hold on to the report for future surveys
- Clear the loft hatch area before we arrive
- Look for debris in the garden after high winds
- Let us know about past leaks
Where it helps, we say which items are urgent. Some things need prompt attention, others can be planned for. That helps you decide what to do first.
Do not block the vents at the eaves. Condensation builds up when air can’t move, and it can wet timbers and insulation. Make sure insulation doesn’t block the airflow at the eaves.
How a roof survey works in Freezywater
Our roof survey gives you a clear picture of your roof’s condition. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, and the loft space where there’s safe access. You get a written report with photos and recommendations. Where it helps, we say which items are urgent and which can wait. We survey clay and concrete tiles, flat roofs and lead flashings, and people most often book us about slipped, cracked or missing slates and tiles and cracked mortar along the ridge.
Around Freezywater, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls. It is the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.
The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and which survey you book.

Questions from Freezywater
Does a conservation area affect roof work in Freezywater?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
I let a flat near Enfield Lock station. Can you check the roof?
Of course. We just need to know who will give access, and we can send the report to you or your agent.
Can you survey a shared roof?
Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from the building owner or managing agent. We inspect only the parts we are allowed to reach.
Can you survey at the weekend?
We carry out surveys on weekdays, Saturdays and Sundays. To find a day that suits you, ring 07833 053749 or send us an email.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We look at the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
How long does a roof survey take?
The visit typically takes about 1–2 hours for most houses, though large, tall or awkward roofs take more time. We will confirm what to expect when we arrange the visit.
Is your survey a structural engineer’s report?
No. Where we see something that needs a structural engineer, the report says so. We do not provide structural calculations.
What we do, step by step
Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take between one and two hours for most homes, depending on how many separate roofs there are. For a survey in Freezywater, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

Honest limits
Without opening up the roof, some things stay hidden, so a survey has limits:
- Whether the roof structure meets design loads
- Walls, floors and services below the roof
- Asbestos testing of any kind

DIY checks: what’s safe
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Roof surveys around Freezywater
If your survey includes the drone, the flight is checked against the Drone Safety Map first. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Take an older house close to Ss Peter and Paul Church: its chimney, valleys and lead work are likely to be the parts that need attention first. With Forty Hall about 1.7 miles west, the area around Freezywater has a long history. Older homes in the area may have roofs that need matching materials when work is done. If you look after a shop, office or commercial unit, for instance near Edmonton Green Shopping Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.
