Electronic Leak Detection in Freezywater
We carry out electronic leak detection in Freezywater and the rest of Hertfordshire. Surveys run on any day of the week.
- Leaking laps in the waterproofing
- Stains far from any visible defect
- Leaks under green or ballasted roofs
Checking the roof from the ground
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.
It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking, as it helps us focus the survey.
How electronic leak detection works in Freezywater
There are different ELD methods. Low-voltage testing is usually done with the surface wet, while high-voltage testing needs a dry, exposed membrane. Which one suits depends on the membrane and the layers of the roof and we explain which we’ll use. If neither method suits your roof, we will tell you before any testing starts. If you’re worried about gaps at membrane joints and leaks that return after repairs, a survey will tell you what’s going on, on commercial flat roofs, single-ply roofs and liquid-applied waterproofing alike.
In smaller places like Freezywater, flat roofs are mostly on extensions, garages, porches and dormers. Even a small flat roof can let plenty of water into the room below. Knowing the covering and how it was laid tells you what to expect from it. From an upstairs window, look for standing water, splits and edges coming away.
Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that is said too.

The survey, step by step
There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. A typical survey takes longer on a large roof than a small one, and the build-up of the roof makes a difference too. Some parts of a survey depend on the weather, so a visit to Freezywater is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.
- You tell us about the roof and where water is showing.
- The roof is assessed for suitability first.
- We choose a low-voltage or high-voltage method to match the roof.
- The membrane is tested and breaches are found.
- You get a report with photos of each breach.
Before the survey
- Let us know about parking before the day
- Keep pets inside or away from the areas we are looking at
- Leave a clear route to the loft
Book a survey
Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply call 07833 053749 or email us whenever suits you.

- Areas we cannot reach or that can’t be tested

Common roof problems in Freezywater
Other trades on the roof can puncture the waterproofing. Fixings, equipment and foot traffic can leave small holes.
Signs worth acting on include:
- A flat roof leak that cannot be traced
- Breaches around outlets and penetrations
- Gaps at membrane joints
- New membranes needing a check before handover
Shop and office owners around Edmonton Green Shopping Centre may find that flat roofs over shops and units are easy to forget until water comes through a ceiling.

- What follow-up you get after the report
- How soon the report will arrive
- Do they have a CAA Flyer ID and Operator ID for drone work?
Roof by roof
Inverted and paved roofs
On inverted roofs, insulation sits above the membrane, which affects testing.
Liquid-applied waterproofing
Small holes in liquid waterproofing may leak. ELD can help locate them on suitable roofs.
Electronic leak detection around Freezywater
Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. About 1.7 miles west lies Forty Hall, a reminder of how long the area around Freezywater has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
If you own a rental within reach of Enfield Lock station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. If you look after a building such as Keys Meadow Primary School, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks.

Questions from Freezywater
How do I find out if my home in Freezywater is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is Freezywater in the area you cover?
Yes, Freezywater is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
Can you find leaks on a covered flat roof?
It can be possible, depending on the roof. What sits on the membrane affects the method so we look at the roof first.
Is this a RICS survey?
No. We look at the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
How much does electronic leak detection cost?
Each roof is quoted on its size and build-up. Send us details of the roof. Just ring 07833 053749 or send us an email for a quote.
Will you check the loft?
Typically, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.
What is electronic leak detection?
ELD passes a small electrical current across the roof to locate holes in the membrane. The current only gets through where the membrane is breached, which shows us where the hole is.
