Chimney survey in Freezywater

On terraced and semi-detached houses, a chimney stack is often shared with next door. We inspect the parts we can see safely and the parts the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it, so you can talk to them. You get a photo-illustrated written report and our recommendations. If you’ve noticed flashings pulling away from the stack and signs that a stack is leaning, we can find out what’s behind it, whatever the roof.

Around Freezywater, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from the ground.

The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Can I check my roof myself?

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking and it will help the survey.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in.

What a chimney survey does not cover

We only report what can be seen safely on the day, so there are some things a survey can’t cover:

  • Whether a stack needs rebuilding on structural grounds
  • Checks on boilers, fires or their flues
  • The inside of the flue, which needs a sweep or flue specialist

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer before you book. What a survey covers and doesn’t.

What we look at

  • Chimney pots and cowls
  • Lead flashings
  • Shared and party-wall stacks
  • Flaunching
  • Brick chimney stacks
  • Chimney breasts

Roofs, chimneys and gutters in Freezywater

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. With Forty Hall about 1.7 miles west, Freezywater sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

If you let a flat or house near Enfield Lock station, a dated record of the roof is useful when planning maintenance across a let. If you run a business near Edmonton Green Shopping Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Freezywater is about 2 miles west of Waltham Abbey, in Hertfordshire. Roofs in Freezywater get the same thorough look as anywhere else in Hertfordshire. We cover towns and villages across Hertfordshire, from the larger towns to small villages. We also survey roofs in London.

We also cover Enfield Lock (1 mile south), Enfield Wash (1 mile south-west), Bullsmoor (1 mile west), Waltham Cross (1 mile north) and Enfield Island Village (1 mile south-east). Further out, we also cover St Albans (14 miles west), Welwyn Garden City (11 miles north-west), Hoddesdon (5 miles north), Cheshunt (3 miles north), Hatfield (10 miles north-west) and Hertford (9 miles north).

What affects the cost of chimney surveys

The price reflects the time and kit the roof needs. The main factors are:

  • Commercial roofs and larger buildings
  • Extra roofs, like extensions, dormers or garages
  • Which survey package you book
  • How big the roof is

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we can help you choose.

Getting in touch

Before you get in touch, it helps to have:

  • The property’s address and postcode
  • What made you get in touch
  • The style of property, from a terrace to a block
  • Your timetable, like an exchange date

To book a survey, ring 07833 053749 or email us with the address and what you’d like to know about the roof. You will know the price before anything is booked.

Your questions about chimney surveys in Freezywater

Do you survey roofs for landlords with property near Enfield Lock station?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Is my home in Freezywater listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and the South East.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

What happens after the survey?

You will receive the report by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Do you need to get into the loft?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Mention it when you get in touch and we will explain what’s needed.

Common roof problems in Freezywater

TV aerials, satellite dishes and their brackets are frequently fixed to chimneys. The extra load in wind can work bricks and joints loose. We check fixings on the stack as part of the survey.

Common reasons to book include:

  • Pots or cowls that look unsafe
  • Bricks with flaking faces
  • Signs that a stack is leaning
  • Staining on walls around the chimney

Take a building like Keys Meadow Primary School: large buildings have long gutter runs and big roofs that need checking like any other.

Questions to ask before you book

  • What follow-up you get after the report
  • Is VAT included in the price?
  • Which limits apply to the survey
  • What the report includes, and whether it has photographs

What a roof survey includes

What happens on the day

Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes an hour or two at a typical home, and more on a big or complicated roof. A visit to Freezywater is planned like any other: the time, the access and where to park are agreed ahead of time. Weekday and weekend visits are both possible. Let us know about any garages, outbuildings or extensions you want included.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. You receive a written report setting out what needs attention first.

Before the survey

  • Jot down any questions you want answered
  • If the roof is shared, arrange access with whoever manages the building
  • Buyers: confirm access with the estate agent or seller
