How a chimney survey works in Enfield Highway

Our survey covers the structure of the stack and its weathering details. It is not a flue inspection, a chimney sweep or a gas safety inspection. For the flue itself, you will need a sweep or, for gas appliances, a Gas Safe registered engineer. If something we see points to the flue, we’ll say so. Common reasons to book are lifted or split lead flashings and staining on walls around the chimney, across shared and party-wall stacks, flaunching and chimney pots and cowls.

Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Enfield Highway, as across London, that’s why a roof needs a careful look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What this survey cannot tell you

A survey is a proper look at the chimney stack, but it can’t do everything. The main limits are:

  • Parts of the stack that can’t be seen safely or belong to a neighbour we cannot access
  • A structural engineer’s assessment
  • Hidden damage within the stack

If you are not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer before you book. The full list of what we check.

What we check

  • Chimney pots and cowls
  • Lead flashings
  • Flaunching
  • Chimney breasts
  • Brick chimney stacks
  • Shared and party-wall stacks

Different roofs, different checks

Brick stacks

Brick stacks rely on sound pointing to keep water out. We check the bricks for spalling and the joints for erosion.

Lead flashings

Over time, lead can lift or come away from the brickwork. Any loose or split flashings are recorded.

Enfield Highway: your questions answered

Can a landlord with a rental near Brimsdown station book a roof survey?

Yes, landlords and agents are among the people we work for. You can call 07833 053749 or use the contact form with the address and what you need.

Will parking be an issue for a roof survey in Enfield Highway?

It rarely stops a survey, but it is worth planning. Let us know the parking rules on your street and we will work around them.

What will the report tell me?

You get our findings in writing, part by part, with photos, finishing with recommendations. The most urgent items are made clear.

Do you carry out surveys on Saturdays and Sundays?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

How long does the survey take?

Time on site depends on the roof, but most surveys take about 1–2 hours for a house, while a commercial roof takes nearer three to four hours. The report is sent afterwards by email.

How do I book a survey in Enfield Highway?

The quickest way is to phone 07833 053749 or send us an email. Give us the address and a few details about the roof, and we will take it from there. We survey seven days a week.

Can you find out why my chimney breast is damp?

Typically it’s water getting in from outside, or condensation in a sealed stack. The survey looks at the stack, the flashings and the capping and records the likely cause.

Chimney surveys around Enfield Highway

About 1.3 miles north-west lies Forty Hall, a reminder of how long the area around Enfield Highway has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.

Anyone responsible for a site like Enfield Heights Academy will know that large buildings have long gutter runs and big roofs that need checking like any other. If you own a rental within reach of Brimsdown station, a roof report helps you deal with small faults before they turn into a call from a tenant.

What a survey costs

All our prices include VAT. The things that change the price are:

  • Chimneys, valleys, parapets and other details
  • How many separate roofs there are, like extensions, dormers and garages
  • How big the roof is
  • Height and safe access

Prices quoted always include VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Helping us price your survey

To price your survey accurately, we will ask about:

  • Your postcode, so we can check access and travel
  • How the loft is reached, if there is one
  • The style of property, from a terrace to a block
  • Pictures of the roof from a safe spot, if you have them

We survey roofs on weekdays, Saturdays and Sundays. To arrange a day that suits you, ring 07833 053749 or send us an email with the address and the days you’d prefer.

How the survey works

Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit usually takes between one and two hours for most houses, and about three to four hours for a commercial roof. In Enfield Highway, as in much of London, lots of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know when booking.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. We inspect each stack from safe viewpoints outside.
  3. Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
  4. We check the chimney breasts and the stack in the roof space where we can reach them.
  5. The findings are written up with photographs and recommendations and emailed to you.

How to prepare

  • Jot down any questions you want answered
  • Have keys ready for side gates, garages or roof access doors
  • Tell us about any leaks, stains or damp patches you know of

Arrange a survey

If you are buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or use the contact form whenever suits you.

When to book a survey in Enfield Highway

Flaunching is the mortar bed that holds the pots and throws water off the top. Cracked flaunching lets water in, and each winter makes it worse. In time, the pots can become loose.

Here are some of the things we see often:

  • Damaged chimney pots and cowls
  • Signs that a stack is leaning
  • Damp patches on chimney breasts
  • Flaunching that has broken away

The streets around a church such as St James' Church are often among the oldest in a place, and if yours is one of the older homes nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.
