New roof snagging in Enfield Highway

New roof snagging for homes and businesses in Enfield Highway

People book us after having a roof replaced or re-covered and some new-build owners want their roof looked at. Whatever the roof, we inspect as far as it can safely be seen including from the loft and the roof where it is safe. You then get a report with photos to share with your roofer. If you’ve noticed underlay not dressed into the gutter and debris left in gutters or valleys, a survey will tell you what’s going on, whatever the roof.

In London, lots of houses have been split into flats, extended or fitted with a dormer loft conversion. Each change adds roof details, such as flat roofs, new flashings and junctions with the original slopes. For a purchase in Enfield Highway, or for new roofing work there, those junctions deserve a close look. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.

After the visit, you get a written report with photos, sent by email. It sets out the condition of the new roof, any defects and our written recommendations.

Why act early in Enfield Highway

Raising snags before the final payment is normally simpler. After the final payment it can be harder to get them back. A snagging report gives you something specific to raise. In Enfield Highway, as across London, an overflowing gutter soaks the wall below, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

Why book with us

  • Drone flown under a CAA Flyer ID and Operator ID
  • An independent look at the roof
  • Packages from £150, with VAT included
  • Covered by professional indemnity and public liability insurance

What we’re asked to look at in Enfield Highway

Ventilation is sometimes missed or blocked during re-roofing. Without enough airflow, condensation can build up in the loft space.

Signs worth acting on include:

  • Signs of condensation in the roof space
  • Cracked lower roofs or marked walls after the work
  • Poorly finished verges
  • Gutters blocked by building debris

If you let a flat or house near Brimsdown station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Before booking any roof surveyor

  • Whether they hold professional indemnity and public liability insurance
  • How long the report takes to arrive
  • Whether any drone flown is registered with the CAA
  • What the survey will not cover

What to expect from a roof survey

What we do, step by step

We do not take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. Most visits take about 1–2 hours for a typical new house roof, longer where the roof is large or complicated. In Enfield Highway, visits are available on weekdays and at weekends. London parking is frequently by permit or pay-and-display, so it’s useful to know what’s near you, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.

  1. We ask what work was done and when it was finished.
  2. We check the tiles or slates, ridges, hips and verges from safe vantage points.
  3. Flashings, valleys, gutters and visible underlay at the eaves are checked.
  4. The loft space is looked at where safe, along with any mess or damage left after the work.
  5. The snags are written up with photos for you to share with your roofer.

How to prepare

  • Keep pets in another room
  • Find any records of previous roof work
  • Move anything stored under the loft hatch

When you need someone else

It is a careful look at the new roof, not the whole story. Its limits include:

  • What’s under the new coverings
  • Details hidden from sight

For landlords and managing agents

Where a roof is shared: we need access agreed with whoever owns or manages the building. Let us know about it when you book and we will plan the visit with that in mind.

Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.

Questions from Enfield Highway

Can parking be tricky for a visit in Enfield Highway?

Parking in Enfield Highway, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.

Is my home in Enfield Highway listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

How soon after the work should I book a snagging inspection?

Once the roofer says the job is done, ideally before you pay in full. That leaves time to raise anything we find.

Is snagging available for a new-build house roof?

Yes, new-build roofs are checked in the same way as replacement roofs. The report lists snags with photographs for you to pass to your builder.

Do I have to be there for the survey?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Which days do you carry out surveys?

Visits run seven days a week in the daytime. Let us know your preferred days when booking.

Do you use drones?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

How the survey changes by roof type

Slate roofs

Ridges, verges and valleys are looked at closely on new slate roofs from safe vantage points.

Ridges, hips and verges

Cracked mortar or loose ridge tiles on a new roof are worth raising. We photograph any we find.

New roof snagging around Enfield Highway

Historic houses such as Forty Hall, about 1.3 miles north-west, show how far back building in the area around Enfield Highway goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

If you live in an older home near St James' Church, a survey will show how the roof has been repaired before, which helps you judge what’s coming. Enfield Highway is in London, so parking needs planning: tell us about permits, visitor bays or off-street space as you book, as a space near the door can’t be promised.
