Roof survey in EN3: how it works
Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Each report is emailed to you. We survey natural slate, clay and concrete tiles and ridges, hips and valleys, and the problems we’re asked to look at most are blocked, sagging or leaking gutters and cracked mortar along the ridge.
Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- You pick the package that suits your roof.
- We arrive at the agreed time and talk through any concerns.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.
- You get a written report with photos and clear recommendations.

What’s near Ponders End
Around Ponders End, our work takes us to homes and buildings near Enfield Town Park, Oasis Academy Hadley and St Matthews Church, among other places. You’ll also find St Matthew's CofE Primary School (under half a mile north) and NiW Furniture pub (0.8 miles south-west). There is a railway station in Ponders End itself: Ponders End station. A little further out are St Michaels Hospital (2.2 miles north-west) and Museum of Enfield (1.7 miles west). Open spaces near Ponders End include Highams Park Lake and Ainslie Wood.
Roofs, chimneys and gutters across EN3
Across EN3, from Ponders End, Enfield Highway and Enfield Wash outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. The usual weak points are fixings, flashings, chimneys and gutters.
Our surveys reach from London out to Kent, Sussex, Surrey, Essex, the Thames Valley, Hampshire and the Isle of Wight, EN3 included. Visits run on weekdays and at weekends.
Ponders End: If you own a rental within reach of Ponders End station, the gap between tenancies is a good time to have the roof looked at. Anyone responsible for a site like St Matthew's CofE Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.
Landlord and commercial surveys in EN3
Businesses and commercial landlords can book us too. Larger roofs take longer, and they’re priced for the size.
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the visit with that in mind.
When you need someone else
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- A promise that the roof won’t leak in future
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- Faults hidden behind ceilings or boarding
Roof by roof
Lead flashings and valleys
Flashings and valleys are where many leaks start. They get particular attention in every survey.
Natural slate
Inside the loft space, we check what’s under the slates. There may be old felt underlay, or none at all on very old roofs, and we note its condition.
What we are asked to look at in EN3
Weather is the main thing that wears a roof down. Strong gusts work at anything that isn’t firmly fixed, while rain gets into every gap. Small faults that start this way grow over time.
People usually book a survey after spotting one of these:
- Worn lead at chimneys and abutments
- Torn or sagging underlay
- Blocked, sagging or leaking gutters
- Debris building up in roof valleys
Should I look at the roof myself first?
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
EN3 questions
Can you survey a roof I share with a neighbour?
Yes. We inspect what the owner gives us access to. If a problem seems to come from next door, we’ll say so.
Is this a RICS survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
Is a roof survey the same as a structural survey?
No. If we see signs that need an engineer, such as serious sagging, we’ll say so. Our survey isn’t a structural engineer’s report.
Are you insured?
Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.
Can you survey at the weekend?
Visits run seven days a week in the daytime. Let us know your preferred days when you book.
Do you carry out asbestos surveys?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and a specialist asbestos surveyor should check them.
What’s the best way to book?
The quickest way is to call 07833 053749 or email us. Give us the address and some details about the roof. Surveys run on weekdays and at weekends.
