About our roof survey in Enfield Lock

We inspect what can be seen safely: from the ground, from windows and other vantage points, from inside the loft and from the roof itself where it’s safe. Premium adds thermal imaging, plus a drone inspection where it applies, for roofs that are hard to see well. All we need from you is access to the property and the loft. Everything we see is photographed for the report. If you’ve noticed debris building up in roof valleys and cracked or blistered flat roof coverings, we can find out what’s behind it.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Enfield Lock has one, it needs checking from somewhere that can actually see it.

After the visit, you get a written report with photos, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

What a roof survey does not cover

A survey is a proper look at the roof, but it can’t do everything. The main limits are:

  • Defects hidden under coverings or inside walls without opening up
  • Structural calculations (that’s a structural engineer’s job)
  • A full building survey of the property

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you. What our survey covers.

What this survey covers

  • The roof space
  • Chimney stacks
  • Ridges, hips and valleys
  • Clay and concrete tiles
  • Lead flashings
  • Natural slate
  • Flat roofs

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Your questions about roof surveys in Enfield Lock

Can you fly a drone over a roof in Enfield Lock?

The answer turns on the exact location and the conditions on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first. Strong wind or heavy rain also stops a small drone flying, though the rest of the survey goes ahead either way.

Does a conservation area affect roof work in Enfield Lock?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

How quickly will I get the report?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photographs.

How do I arrange a roof survey in Enfield Lock?

Simply phone 07833 053749 or email us. We’ll ask a few questions, confirm the price and agree a date.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access as you book.

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

What a roof survey looks like in Enfield Lock

With Forty Hall about 1.8 miles west, Enfield Lock sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

Take an older house close to Ss Peter and Paul Church: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Landlords with a home close to Enfield Lock station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. Trees in and around Gunpowder Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

What happens if roof problems are left?

Before you put a home on the market, it is useful to know the roof’s condition. You’ll know what a buyer’s survey might pick up, or at least know what to expect. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. By the time a ceiling stains, the timbers underneath may have been wet for a while.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. The price for your roof depends on its size, access and what you’d like to know.

What you get with us

Take a look at how roof surveys are priced or what we found on two real jobs.

What a survey costs

The price reflects the time and kit the roof needs. The main factors are:

  • The type of building, from a house to a block or an office
  • Which survey package you book
  • Extra roofs, like extensions, dormers or garages
  • The size of the roof

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Booking your survey

A few details help us point you to the right survey and price. When you get in touch, it helps to mention:

  • The property’s address and postcode
  • Dates you are working to, such as exchange
  • What kind of property and roof it is
  • Any marks or damp showing indoors

Booking is simple: just call 07833 053749 or send us an email, let us know about the property and we will explain which survey suits. We confirm the price before anything is booked.

The survey, step by step

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. You’re welcome to ask questions while we are there. In Enfield Lock, as in much of London, plenty of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when booking.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a photo-illustrated written report and recommendations.

Preparing for the visit

  • If you’re buying, check with the agent that we can get in
  • Gather any invoices or paperwork from past roof work
  • Keep pets out of the way during the survey
