Can I check my roof myself?

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Chimney survey in Enfield

Many terraced and semi-detached homes share their chimney stacks with a neighbour. We check everything that’s safely in view and what the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it and you can then discuss it with them. You get a photo-illustrated written report and what we recommend. We are often asked to look into pots or cowls that look unsafe and staining on walls around the chimney, across lead flashings, chimney breasts and shared and party-wall stacks.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Enfield has one, it needs checking from somewhere that can actually see it.

The report is written in plain words, so it makes sense without any roofing background. Photos show what each point refers to.

Chimney surveys around Enfield

With Forty Hall about 1.3 miles north-east, Enfield sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. If your home in Enfield is one of them, bay roofs, hips and later dormers each have their own details. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you live in an older home near Church of St Andrew, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Trees in and around Enfield Town Park shed leaves that can end up in nearby gutters.

Enfield is about 9 miles north of St Pancras, in Greater London. Enfield gets the same service as everywhere else we work: a careful inspection, photos and a written report. Our area takes in places right across Greater London, large and small. There’s also a page for London.

Here we cover the EN1, EN2 and N21 postcode area for chimney surveys. That includes homes and businesses on Lea Road, Farr Road and Cecil Road. Enfield sits on or near the A110, so getting to you is simple. Other places close to Enfield include Bush Hill Park (1 mile south-east), Bush Hill (1 mile south), Enfield Chase (1 mile west), Gordon Hill (1 mile north) and Forty Hill (1 mile north-east). We also work in nearby towns like London (11 miles south), City of Westminster (10 miles south), Marylebone (10 miles south), Kensington (12 miles south-west), St Pancras (9 miles south) and Shoreditch (9 miles south).

What this survey can’t tell you

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Conditions inside walls
  • Hidden sides of a shared stack
  • Flue inspections or sweeping

If you are not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer before you book. What a survey covers and does not.

What this survey covers

  • Chimney pots and cowls
  • Chimney breasts
  • Shared and party-wall stacks
  • Brick chimney stacks
  • Lead flashings
  • Flaunching

Why act early in Enfield

Cracked flaunching and worn pointing are often modest repairs when they’re caught early. Leave it, and frost can work the stack loose and the job gets bigger. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.

Our price is from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

Your questions about chimney surveys in Enfield

Is parking a problem for a survey in Enfield?

Normally it’s manageable with a little notice. Let us know the parking rules on your street and we will work around them.

Does a conservation area affect roof work in Enfield?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

What if it rains on the day?

Light rain doesn’t normally stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we will arrange another day with you.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Is Enfield in your area?

Yes, we do. We carry out chimney surveys in Enfield, and the service is the same as everywhere else we work.

Will you fly a drone over my roof?

Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Our stack is shared. Can you still survey it?

Yes. We look at the parts we can see safely and the parts you can give us access to. Where a problem appears to be on next door’s side, we note it and you can raise it with them.

What we’re asked to look at in Enfield

Flaunching is the mortar bed that holds the pots and throws water off the top. Once it cracks, water gets in and frost makes the cracks bigger. Loose pots can follow.

These are some of the problems a survey can pick up:

  • A chimney out of line
  • Gaps where the stack meets the roof
  • Staining on walls around the chimney
  • Pots or cowls that look unsafe

For businesses in and around places such as Edmonton Green Shopping Centre, a roof report helps plan work around trading rather than after a leak.

What to check before booking

  • What insurance they carry
  • Whether the price includes VAT
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Whether any drone flown is registered with the CAA

What to expect from a roof survey

How the survey works

We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and anything we can’t see is noted in the report. Most visits take roughly 1–2 hours at most homes; commercial roofs usually need 3–4 hours. Surveys in Enfield can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. First we talk through the stacks, their history and any problems.
  2. We check every stack from wherever it can safely be seen.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. The report, with photographs and recommendations, is emailed to you.

Preparing for the visit

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Find any records of previous roof work
  • Let us know about parking near the property

What affects the cost of chimney surveys

Not every roof costs the same to survey, and it comes down to:

  • Chimneys, valleys, parapets and other details
  • The package you choose: Basic, Standard or Premium
  • If the survey needs thermal imaging or a drone
  • Building height and the viewpoints available

Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

  • Any stains, drips or damp patches you’ve seen indoors
  • Anything about access we should know
  • Any deadline, like an exchange date
