Chimney survey in Bullsmoor: what you get
Redundant chimneys are common, especially where fires have been replaced by central heating. Even when it isn’t used, a stack has to stay weathertight. If it has been capped without ventilation, damp can build up inside it. We check how redundant stacks have been capped and look for damp in the chimney breasts. You get photos of each stack and our recommendations. If you’ve noticed worn or missing pointing and redundant stacks capped without ventilation, a survey will tell you what’s going on, whatever the roof.
Around Bullsmoor, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.
What you get is a clear record of the chimney stack on the day we saw it. That makes it useful now and a handy reference later.

How the survey changes by roof type
Lead flashings
Mortar fillets are sometimes used where lead would usually be. They crack with age, and we check them too.
Brick stacks
Brick stacks rely on sound pointing to keep water out. We check the bricks for spalling and the joints for erosion.
What happens on the day
We do not take risks to get a closer look. We inspect whatever is safely visible, and if part of the roof can’t be seen, the report says so. Most visits take an hour or two for most homes, a little longer where there are several stacks. Some parts of a survey depend on the weather, so a visit to Bullsmoor is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.
- First we talk through the stacks, their history and any problems.
- We check every stack from wherever it can safely be seen.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- Inside, the chimney breasts and the loft are checked for damp where there’s access.
- The report, with photos and recommendations, is emailed to you.

Tips that help
Here are a few things we’d tell any owner, before and after a survey:
- Ask about consent before removing a chimney on an older property
- Have the flue swept and checked if you use the fire
- Keep the report to compare against at the next survey
- Leave close inspection to people with safe access
With a shared stack, the report can help when talking to next door. The photos show the problem and which side it is on from the viewpoints we used.
Check fixings on the stack are sound, and moved if they’re working it loose. Less load on the stack means less strain in wind.
What this survey can’t tell you
No survey can tell you everything, and it’s better to know them up front. Bear these in mind:
- Structural calculations for a leaning stack
- Conditions inside walls
- The inside of the flue, which needs a sweep or flue specialist
Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you before booking. What a survey covers and doesn’t.

FAQs for Bullsmoor
I let a flat near Turkey Street station. Can you check the roof?
Of course. We just need to know who will give access, and we can send the report to you or your agent.
Is my home in Bullsmoor listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Is Bullsmoor in your area?
Yes. Bullsmoor is part of the area we cover.
Does the weather affect the survey?
A survey can typically go ahead in light rain, and it can even help show where water is getting in. Strong wind or a downpour can stop drone flights and make roof access unsafe, so we will agree a new date if the weather is not suitable.
What’s in the report?
It works through the roof part by part, in writing and with photos. The most urgent items are made clear.
Do you look in the roof space?
Where it is relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch.
Can you tell me if my roof has asbestos?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.
Roofs, chimneys and gutters in Bullsmoor
Historic houses such as Forty Hall, about 1 mile south-west, show how far back building in the area around Bullsmoor goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look.
If you let a flat or house near Turkey Street station, a roof report helps you deal with small faults before they turn into a call from a tenant.
