What a landlord roof survey doesn’t cover

In fairness, there are limits to any roof survey:

  • Parts of the roof we can’t safely see or access
  • Legal advice on leases or service charges
  • Asbestos testing of roof sheets or soffits

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer before you book. What a survey covers and does not.

How a landlord roof survey works in Freezywater

Our landlord and block roof surveys cover Freezywater and the rest of London and the South East. Time on site usually takes an hour or two on an ordinary house, while a commercial roof takes nearer three to four hours. Everything is inspected as far as it can be seen safely including by drone where applicable. You then get a photo-illustrated written report. We survey gutters and downpipes, flat roofs on blocks and converted houses, and common reasons people get in touch are leaking joints at party walls and gaps where tiles or slates have slipped.

In a smaller place like Freezywater, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

After the visit, you get a written report with photos, sent by email. It sets out the condition of the let or shared roof, any defects and our written recommendations.

Rented homes, blocks and businesses

Letting agents often book on a landlord’s behalf. Access is agreed with the tenant beforehand.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.

How it works

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit normally takes roughly 1–2 hours for a house, and longer for a block or a building with several roofs. Being in a smaller place like Freezywater does not change how the visit works: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. You arrange access to the loft and any flats we need.
  3. We inspect each roof as far as it can be seen safely.
  4. Every defect is photographed and its urgency noted where relevant.
  5. You get a written report to plan maintenance and budgets.

Preparing for the visit

  • Mention any parking restrictions on your street
  • For flats, check roof access has been agreed
  • Keep pets inside or away from the areas we are looking at

Advice

Checking the roof from the ground

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Tips from our surveys

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Deal with urgent items first
  • Make leak reporting easy for tenants
  • Keep the loft hatch clear and reachable
  • Book gutter clearing at least once a year

The report can feed straight into a maintenance plan. Urgent items can be dealt with first and plan the rest over time.

Ask tenants and residents to report damp, stains or drips promptly. The sooner you know, the smaller the problem usually is.

Roofs, chimneys and gutters in Freezywater

Forty Hall, about 1.7 miles west, is one of the historic houses in the wider area around Freezywater. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Living close to Gunpowder Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. For an older house near a landmark such as Ss Peter and Paul Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. For businesses in and around places like Edmonton Green Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions.

Questions from Freezywater

I let a flat near Enfield Lock station. Can you check the roof?

Yes, rented property is part of what we cover. Just phone 07833 053749 or email us and let us know about the building.

Is Freezywater within the area you cover?

Yes. Freezywater is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when you book.

How do I book a survey in Freezywater?

To arrange a survey, call 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.

What if it rains on the day?

Light rain does not usually stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we will arrange another day with you.

How long does the survey take?

Most surveys take about one to two hours at a typical home, and about three to four hours for a commercial roof. The report follows by email.

Can you tell me if my roof has asbestos?

No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
