Common roof problems in Hertford

Roofs on let and shared buildings often get less regular attention than owner-occupied homes. Minor faults can go unseen until a tenant reports a leak, by which point the damage has spread.

A survey makes sense if you’ve noticed:

  • Failed flashings at walls and chimneys
  • Cracked or leaning shared chimneys
  • Standing water on a flat roof
  • Slipped or missing slates and tiles

If you own one of the older houses in the streets near Hertford United Reform Church, its chimney, valleys and lead work are likely to be the parts that need attention first.

Before booking any roof surveyor

  • What exactly goes into their report
  • Which viewpoints they use to see the roof
  • Which limits apply to the survey
  • Their track record with similar roofs

What to expect from a roof survey

About our landlord roof survey in Hertford

Roofs on let houses and blocks of flats are easy to forget until something leaks. Surveying the roof first helps you spot defects early so work can be planned, not rushed. You get a written report with photos to keep on file for the building. Many clients repeat the survey on a rolling basis to keep maintenance plans current. If you’ve noticed failed flashings at walls and chimneys and mortar falling from ridges and verges, a survey will tell you what’s going on, whatever the roof.

Semis and terraces in a town like Hertford share roof details with the neighbours. A shared chimney stack or a gutter run across two houses means a defect may sit partly on someone else’s property. Shared parts are looked at as far as they can be seen safely from the property we’re surveying. It is useful to mention any shared stacks or gutters when you book.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What we do, step by step

Safety comes first on every visit. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. The survey typically takes about 1–2 hours at a typical home, though large, tall or awkward roofs take more time. For a home in Hertford, the main things we need are a way into the loft, a route to the back garden and somewhere to park. If you won’t be there yourself, let us know who will let us in.

  1. You tell us about the building, its roofs and any known leaks.
  2. We let you know which flats and hatches we need to reach.
  3. The roofs are inspected from the ground, vantage points, the roof space and the roof where safe.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

Before the survey

  • Find any records of previous roof work
  • Let us know about any leaks, stains or damp patches you know of
  • If you’re buying, let the agent know when we’re coming

Booking a survey

Photos help, if you have them. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, phone 07833 053749 or drop us an email.

Questions from Hertford

Can a landlord with a rental near Hertford East station book a roof survey?

Yes, rented property is part of what we cover. Just call 07833 053749 or email us and tell us about the building.

Does a conservation area affect roof work in Hertford?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

Which days do you carry out surveys?

We carry out surveys on weekdays and at weekends. To arrange a date, phone 07833 053749 or send us an email.

Is this an asbestos survey?

No. Asbestos surveys and sampling are not something we do. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Will you inspect a roof that several owners share?

Yes. We survey what we can access and see safely. The report records what couldn’t be seen in the report.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning. Let us know about it when booking and we’ll plan the survey around it.

Hertford homes and their roofs

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.

If you look after a building such as Mill Mead Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. Landlords with a home close to Hertford East station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Can I check my roof myself?

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
