New roof snagging for Hertford homes and businesses

New roof snagging for homes and businesses in Hertford

Replacing a roof costs a lot, so it makes sense to check the work before you pay the final bill. Our new roof snagging inspection looks for faults and unfinished work on the roof and around the property. The findings go into a written report with photos that you can pass to your roofer. It is an independent check, separate from the roofer who did the work. We’re frequently asked to look into underlay at the eaves left exposed and debris left in gutters or valleys, on loft conversions and dormers, ridges and verges and flashings and valleys.

Hertford is the kind of town where older houses and newer estates sit side by side. Older houses often have slate or clay tiles on timbers that have done decades of work, while many later ones have concrete interlocking tiles. For a purchase or a new roof in Hertford, the type of roof decides where the checks focus, from fixings and underlay to ridges and valleys. What sits under the tiles, from old felt to modern membranes, matters as much as the tiles themselves.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What we look for on each type of roof

Valleys

Valleys carry a lot of water, so the detailing matters. We check the valley lining and the cut tiles or slates beside it.

Ridges, hips and verges

Ridges, hips and verges take the most weather. We check mortar, dry-fix systems and fixings where they can be seen.

What happens if roof problems are left?

You may not see a fault until it causes damage. An inspection before that point gives you a record of the roof as handed over. Around Hertford, water from a roof defect frequently goes unseen for a while, like the loft insulation, the top of a wall or the roof timbers. By the time a stain appears on a ceiling, there’s more to put right.

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 with VAT included. We will tell you which package suits the questions you have.

What we do, step by step

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photos as we go and make notes for the report. Most visits take about one to two hours for most homes, depending on how much new work there is to check. Most visits in a town like Hertford start at the front of the house and work round to the back. The back garden is often where extensions, dormers and rear slopes are best seen, so unlocked gates help. Then, if it can be reached safely, we look in the loft.

  1. We start with what the roofer did and when they finished.
  2. The new coverings and roof edges are inspected as far as can be seen safely.
  3. We look at valleys, flashings, gutters and the underlay at the eaves.
  4. We check the loft where safe and look for debris or damage.
  5. Snags are listed in a written report with photographs.

Preparing for the visit

  • Make sure pets are kept safely away
  • Agree roof access with the managing agent if it’s shared
  • If it is not your property yet, arrange access through the agent

Landlord and commercial surveys in Hertford

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, so they’re priced to suit.

New roof snagging around Hertford

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned.

If you own a rental within reach of Hertford East station, a roof report gives you a clear picture before you buy or settle up with a roofer. Take an older house close to Hertford United Reform Church: older patch repairs can hide behind a tidy front slope, and the survey looks past them.

How many surveys have you done?

Over 20 years and more than 5,000 surveys, across London and South East England.

Do you check new-build roofs?

Yes, new-build roofs are checked in the same way as replacement roofs. You get a photo report of any snags for you to pass to your builder.

Before and after the survey

Most of what helps is simple and safe from ground level. A few suggestions:

  • Arrange the inspection before settling the final bill
  • Put any issues to your roofer in writing
  • Diary the defects period end date
  • File all paperwork for the new roof

If anything in the report isn’t clear, ask us. With the Standard Survey there’s a follow-up consultation and Premium an in-person consultation.

Tell your roofer at the start that the work will be inspected. Everyone then knows what to expect and leaves time for snags to be fixed.

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
