New roof snagging for Hertford Heath homes and businesses

How new roof snagging works in Hertford Heath

Ventilation matters on a new roof. We look for ridge, eaves or tile vents where they’ve been fitted and look in the roof space for condensation. What we see goes in the report. Without enough airflow, a roof space can suffer from condensation, which is easier to put right while the roofer is still involved. We record what we see. We are often asked to look into loose or badly finished ridge tiles and gutters blocked by building debris, on flashings and valleys, new-build homes and ridges and verges.

Some older homes in villages like Hertford Heath are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you are buying or signing off new roofing, it’s worth knowing where you stand, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

The report works through the roof section by section, from the coverings down to the gutters. It records what’s sound as well as what is not.

How the survey works

Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes between one and two hours on an ordinary house, and more on a big or complicated roof. In a small place like Hertford Heath, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. First, you let us know what the roofer did and any concerns you have.
  2. We check the tiles or slates, ridges, hips and verges from safe vantage points.
  3. Flashings, valleys, gutters and visible underlay at the eaves are looked at.
  4. The loft space is looked at where safe, along with any mess or damage left after the work.
  5. The snags are written up with photos for you to share with your roofer.

Before we arrive

  • Make sure pets are kept safely away
  • Agree roof access with the managing agent if it’s shared
  • Jot down any questions you want answered

Questions from Hertford Heath

Is my home in Hertford Heath listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Is Hertford Heath within the area you cover?

Yes, Hertford Heath is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Will you fly a drone over my roof?

Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Is this a RICS survey?

No. We look at the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Do you need to get into the loft?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch.

What’s the best way to book?

It’s easiest to call 07833 053749 or drop us an email. Let us know the address and a little about the roof. We survey on weekdays and at weekends.

Are you insured?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Do you need new roof snagging in Hertford Heath?

Ventilation is sometimes missed or blocked during re-roofing. Without enough airflow, condensation can build up in the loft space.

Here are some of the things we see often:

  • Offcuts and broken tiles left behind
  • Verge tiles or slates not secured
  • Loose or badly finished ridge tiles
  • Damage to other parts of the building

If you let a flat or house near Hertford East station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Before booking any roof surveyor

  • Whether VAT is in the quoted price
  • Whether they hold professional indemnity and public liability insurance
  • When you’ll get the report
  • Whether the loft space is looked at, where there is one

What to expect from a roof survey

Landlord and commercial surveys in Hertford Heath

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we will plan the visit with that in mind.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

Buying a home or a new roof in Hertford Heath

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned.

For an older house near a landmark like Church of the Holy Trinity, the roof may have had decades of patch repairs, and the survey shows where they are.

What a survey costs

Several things affect the price of a survey:

  • How tall the building is and how easy the roof is to see
  • Commercial roofs and larger buildings
  • Extensions, dormers and garages with roofs of their own
  • Chimneys, valleys, parapets and other details

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

Getting in touch

To price your survey accurately, we’ll ask about:

  • Any marks or damp showing indoors
  • Any deadline, such as an exchange date
  • How the loft is reached, if there is one
  • Pictures of the roof from a safe spot, if you have them

Not sure which survey you need? The easiest way is to call 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.

How the survey changes by roof type

Underlay and ventilation

The underlay should be dressed into the gutter at the eaves so water drains away. We check it where it is visible.

Slate roofs

Broken slates left on a new roof are a common snag. We record any we can see.

Checking the roof from the ground

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
