Roof survey in Hertford Heath: what you get

Our roof surveys cover Hertford Heath and the wider South East. We carry out surveys on weekdays and at weekends. We are insured for professional indemnity and public liability. You get a written report by email, with photos and clear recommendations. Houses, flats and commercial buildings all follow the same careful process. To arrange a survey, ring 07833 053749 or drop us an email. Typical surveys look at blocked, sagging or leaking gutters and water stains on rafters and ceiling joists, on chimney stacks, ridges, hips and valleys and clay and concrete tiles.

In a small place like Hertford Heath, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

Where we cannot see part of the roof, the report says so. That way, it’s clear what was covered and what wasn’t.

Common questions in Hertford Heath

Does a conservation area affect roof work in Hertford Heath?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Will you come out to Hertford Heath?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Will you climb onto the roof?

Only where it is safe to do so. Much of the survey is done from ground level, upper windows and the loft space. The Premium Survey adds a drone where it applies.

Is this a RICS survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Does a roof survey replace a structural engineer?

No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It is not a structural engineer’s report and doesn’t include calculations.

Do you look in the loft space?

Where it is relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch.

How experienced are you?

More than 5,000 surveys over 20+ years, across London and South East England.

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

What happens if roof problems are left?

Leaks rarely show up right away. Damp spreads through insulation and timber before anything shows below. A survey can pick up the early signs from the loft. Around Hertford Heath, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

Roof by roof

Flat roof coverings

Felt flat roofs often last around 15 to 20 years, while EPDM rubber frequently lasts 30 to 50 years and GRP up to about 30. We check its condition and the signs of age.

Natural slate

Slate is one of the most durable roof coverings, yet the nails holding it frequently fail long before the slate. We check for slipped, cracked and missing slates, and for clips that show past repairs.

Roof surveys around Hertford Heath

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

If you look after a building such as Hertford Heath Primary and Nursery School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you let a flat or house near Hertford East station, the gap between tenancies is a good time to have the roof looked at. Take an older house close to Church of the Holy Trinity: old fixings, lead flashings and tall chimneys are typical of older roofs.

The survey, step by step

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. Most surveys take about one to two hours for most homes, depending on how many separate roofs there are. In a small place like Hertford Heath, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start by hearing what you’d like checked and why.
  2. We agree a date, on a weekday, Saturday or Sunday.
