Flat roof survey in Hertford Heath
Each flat roof is looked at from the safest viewpoints we have: on the roof where it’s safe, from windows and higher ground, and from the rooms below where we can reach them. Fragile rooflights and fragile sheets are never walked on. Where any area cannot be viewed safely, we say so in the report, so the limits of the survey are clear. If you’ve noticed upstands pulling away from walls and cracked or split membrane, a survey will tell you what’s going on, whatever the roof.
In a village or hamlet like Hertford Heath, flat roofs are usually on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access ahead of time. If there are outbuildings or garages with flat roofs, mention them as you book.
Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

FAQs for Hertford Heath
Is my home in Hertford Heath listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Is Hertford Heath in the area you cover?
Yes, Hertford Heath is one of the places we work. The survey and report are the same in Hertford Heath as anywhere else.
Do you give a life expectancy for the roof?
We don’t give a fixed number of years, because so much depends on upkeep, exposure and workmanship. We describe the condition and say which work is urgent and which can wait.
How long have you been surveying roofs?
Over 5,000 surveys so far, over more than 20 years, and 98% of clients are satisfied.
What if it rains on the day?
A survey can usually go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather isn’t suitable.
Will you walk on the flat roof?
Where it is safe, the roof is inspected from the roof itself. If not, we use safe viewpoints and look inside, and we note any area we couldn’t see. We don’t walk on fragile rooflights or sheeting.
Do you survey roofs on blocks of flats?
Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we are allowed to reach.
What you can safely check yourself
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.
Flat roofs in Hertford Heath
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.
If you look after a building such as Hertford Heath Primary and Nursery School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. If you let a flat or house near Hertford East station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Before and after the survey
You do not need to be a roofer to help. Here’s what helps most:
- File the paperwork for the roof and any repairs
- Have the roof looked at again after a severe storm
- Clear roof outlets and gutters each autumn
- Make sure new fixings through the roof are properly sealed
Buyers can take the findings back to the seller or the agent. It can support a request for work before completion or a conversation about price, depending on what we found.
Keep foot traffic on a flat roof to a minimum. If access is needed, boards or walkways help protect the covering, and remind them never to step on rooflights or fragile sheets.
Do you need a flat roof survey in Hertford Heath?
Buyers frequently book after their home survey suggests a closer look at a flat roof. Building owners and managing agents book to plan maintenance, or before a sale or a new lease. In each case, the report gives a written, photographed record of the roof’s condition.
These are some of the problems a survey can pick up:
- Outlets that hold water back
- Blistering in felt or asphalt
- Pools of water lying on the roof
- Loose or cracked edge trims
If your house is among the older ones in the streets near Church of the Holy Trinity, the flat roofs on later extensions tend to wear out long before the main roof.
Questions to ask before you book
- Is VAT included in the price?
- Will the report include photos?
- Do they have a CAA Flyer ID and Operator ID for drone work?

How the survey changes by roof type
Rooflights and upstands
The joins around rooflights and at upstands are common leak points. We check how the covering is finished around each rooflight and upstand.
GRP fibreglass
Movement in the deck or a thin layer of resin can lead to cracks in GRP. We record any cracking and any signs of the deck moving.
The survey, step by step
We work from the outside in: outside views come first, then the roof space if there is safe access. In total, it takes an hour or two for most houses, rising to roughly 3–4 hours on a commercial building. Somewhere as small as Hertford Heath, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- First we go through the roof, what’s beneath it and any problems so far.
- We check the roof from ground level, windows and the roof where it is safe.
- The covering is checked for wear, splits, blisters and standing water.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- The report, with photographs and recommendations, comes to you by email.
Preparing for the visit
- Let us know about any leaks, stains or damp patches you know of
- Move anything stored under the loft hatch
- Unlock side gates and any roof access doors
