Flat roof survey in Little Amwell: what you get

A flat roof doesn’t shed water the way a pitched roof does. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. We check the surface, the falls, the upstands and the edge trims, and we note any sign that the deck below has got wet. That way, defects are found before they reach the room below. We survey GRP fibreglass, upstands and outlets and single-ply membranes, and the problems we’re asked to look at most are edge trims that have lifted or split and failed seals around rooflight kerbs.

In a village or hamlet like Little Amwell, flat roofs are typically on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access ahead of time. Garages and outbuildings are easy to forget, so mention any you want included when booking.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What we cannot see

It’s useful to know what a survey won’t do before you book:

  • Whether old sheeting or boards contain asbestos
  • A promise that the roof will not leak in future
  • Areas we can’t see or reach safely, including fragile rooflights and sheeting

If you are not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer before you book. The full list of what we check.

Roof types and parts we check

  • Mastic asphalt
  • Single-ply membranes
  • Upstands and outlets
  • Felt flat roofs
  • EPDM rubber
  • GRP fibreglass

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

What affects the price in Little Amwell

When we price a survey, we consider:

  • Building height and the viewpoints available
  • Extensions, dormers and garages with roofs of their own
  • Whether thermal imaging or a drone is needed
  • Whether it is a home or a commercial building

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, with VAT included. We can help you choose the package that fits what you need to know.

What to let us know when you get in touch

You do not need to know any roofing terms. Just let us know:

  • Any marks or damp showing indoors
  • Pictures from the garden or a window, if you have them
  • Where the property is, with the postcode
  • The reason for the survey, like buying, a leak or storm damage

If you have photos of the roof, send them over. Take them safely from the ground or a window. To get started, phone 07833 053749 or send us an email.

Different roofs, different checks

Single-ply membranes

Plant, fixings and foot traffic can all damage a single-ply roof. Any tears, punctures or loose membrane are recorded with photos.

Mastic asphalt

With age, asphalt can harden and crack with movement. We note where this is happening and how widespread it looks.

Local flat roofs in Little Amwell

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

If you let a flat or house near St Margarets (Herts) station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. For site and facilities teams at buildings like Hertford Heath Primary and Nursery School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Little Amwell questions

Does a conservation area affect roof work in Little Amwell?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you cover Little Amwell?

Yes, Little Amwell is one of the places we work. The survey and report are the same in Little Amwell as anywhere else.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

Can you survey any kind of flat roof?

We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. Not sure what yours is? We will tell you in the report.

Can you give me structural calculations?

No. We note visible signs such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

How do you inspect a flat roof?

Only where it’s safe to do so. If not, we use safe viewpoints and look inside, and the report says if any part couldn’t be seen. We do not walk on fragile rooflights or sheeting.

Do you need a flat roof survey in Little Amwell?

The surface of a flat roof heats up and cools down far more than the rooms below. That movement pulls at seams, laps and the joints between boards, and in time it can open up splits and cracks. Coverings that have hardened with age tend to suffer most.

People normally book a survey after spotting one of these:

  • Water getting in at rooflights
  • Splits and cracks in the covering
  • Dips that suggest the deck is deflecting
  • Upstands pulling away from walls

If you live in an older home near Church of the Holy Trinity, flat-roofed rear additions and dormers added over the years are worth checking.

What to check before booking

  • Whether you can ask questions once you have the report
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Their insurance cover
  • How much experience they have with roofs like yours

What to expect from a roof survey

How the survey works

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes an hour or two for a house, rising to roughly 3–4 hours on a commercial building. Somewhere like Little Amwell needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

How to prepare

  • For a flat or shared roof, check access with the freeholder or managing agent
  • Buyers: confirm access with the estate agent or seller
  • Keep pets in another room
