Gutter surveys for homes and businesses in Little Amwell
We carry out gutter surveys in Little Amwell as part of our cover across London and South East England. On the day, we inspect what can be seen safely, from the ground, from windows and from the roof space. A visit typically takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. The written report follows, with photos and recommendations. We are frequently asked to look into gutters packed with leaves or moss and downpipes that are split or coming away, across outlets and hoppers, downpipes and parapet and box gutters.
In a village or hamlet like Little Amwell, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it is usually the chimneys and lead flashings that need work first.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

FAQs for Little Amwell
Is Little Amwell within the area you cover?
Yes, Little Amwell is on our map. A small place gets exactly the same survey as a big one.
Is my home in Little Amwell listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Does the report include photographs?
Yes, plenty. Pictures sit next to the findings they show.
Do you survey underground drains?
No. We look at above-ground rainwater only, from the gutters to the bottom of the downpipes. If a drain below ground looks like the cause, the report says so.
Do you survey at weekends?
Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. Just call 07833 053749 or send us an email to arrange it.
Will you look at parapet and box gutters as well?
Yes. These gutters often cause leaks indoors when they block so we pay close attention to them. Some may only be partly visible, and we’ll note that in the report.
How much is a gutter survey?
Our price is from £150, including VAT. The size of the property and the access affect the price. For a price, phone 07833 053749 or use the contact form.

Gutter surveys around Little Amwell
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.
Take an older house close to Church of the Holy Trinity: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Trees in and around Barclay Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

Falling leaves are the most common cause of blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn, and they collect at the outlets. Once an outlet is choked, the gutter fills and overflows.
Problems we come across frequently include:
- Joints that drip after rain
- Water backing up from a hidden gutter
- Gutters packed with leaves or moss
- Water spilling over the gutter edge
For landlords with property near St Margarets (Herts) station, the gap between tenancies is a good time to have the roof looked at.

DIY checks: what’s safe
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

What we look at
- Downpipes
- Eaves gutters

Roof by roof
Box and secret gutters
Secret gutters are hidden under the edge of the roof covering and is easy to overlook. We check what’s visible and note what isn’t.
Lead-lined valley and parapet gutters
Lead gutters need their linings, steps and outlets in good order where it’s safe to see them. Lead is also a target for theft.
What happens on the day
Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. The survey typically takes about one to two hours for most houses, and longer for a large or complex roof. For a village or hamlet like Little Amwell, the journey is planned beforehand: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.
- We agree which parts of the building you’re most worried about.
- We look along each run for debris, sagging and drips.
- Outlets, hoppers, downpipes and overflows are inspected.
- We check fascias, soffits and walls for water damage.
- You get photos and written recommendations, prioritised where relevant.
Before the survey
- Keep pets inside or away from the areas we are looking at
- Tell us about parking before the day
- Make sure the loft hatch can be reached
