Need a gutter survey in Great Amwell?

How it works

The aim of the visit is simple: to look at the gutter as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It normally takes an hour or two at a house, depending on how many gutter runs and downpipes there are. For a village or hamlet like Great Amwell, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. We agree which parts of the building you’re most worried about.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Preparing for the visit

  • Keep pets inside or away from the areas we’re looking at
  • Leave a clear route to the loft
  • If you’re buying, let the agent know when we are coming

Gutter survey in Great Amwell: what you get

Leaves, moss and silt are the usual reasons gutters block. Homes close to trees fill their gutters faster, and moss washing off a tiled or slate roof adds to it. We note where gutters are clogged or holding water and where outlets or hoppers are choked and whether any overflows are doing their job. Photos show each problem clearly. It’s an easy job to put off, but they rarely get better. We are frequently asked to look into joints that drip after rain and leaking or loose downpipes, across downpipes, fascias and soffits and outlets and hoppers.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

The report works through the roof section by section, from the coverings down to the gutters. You will see the good as well as the bad.

For landlords and managing agents

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the survey around it.

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Should I look at the roof myself first?

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Signs you need a gutter survey in Great Amwell

Many people get in touch after seeing water pour over a gutter in heavy rain. Others spot damp patches, ceiling stains or green marks on the walls. A survey helps show where the water is coming from before more damage is done.

We’re often asked to look at:

  • Valley or box gutters that overflow inside
  • Fascia boards damaged by overflowing water
  • Leaves and moss blocking gutters
  • Gutters overflowing in heavy rain

For site and facilities teams at buildings like Presdales School, a written record of a large roof helps plan work for the holidays rather than in term time.

Choosing a roof surveyor

  • Which parts of the roof they’ll actually see
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What’s outside the scope of the survey
  • What follow-up you get after the report

Questions from Great Amwell

Is my home in Great Amwell listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you cover smaller places like Great Amwell?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Do you survey at weekends?

Yes, weekend visits are possible as well as weekdays. To book, call 07833 053749 or use the contact form.

How long does a gutter survey take?

It usually takes roughly 1–2 hours at a typical home, or half a day or so for a commercial building. You’ll know roughly how long when we arrange the visit.

Is this a RICS survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

What happens next?

The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, over more than 20 years.

Why it’s worth a survey now in Great Amwell

When a valley or parapet gutter blocks, the water has nowhere safe to go. It can back up into the roof space and the rooms below typically during the worst downpours. Having them checked before autumn and winter makes sense. In a small place like Great Amwell, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 with VAT included. We will tell you which package suits the questions you have.

Gutter surveys around Great Amwell

What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you live in an older home near Parish Church of St John the Baptist, old fixings, lead flashings and tall chimneys are typical of older roofs. Landlords with a home close to St Margarets (Herts) station may find that a dated record of the roof is useful when planning maintenance across a let.

How the survey changes by roof type

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Their joints and outlets still need checking.

Cast iron gutters

Cast iron tends to fail at the joints and fixings. We note corrosion, cracks and leaking joints where they can be seen.
