Tips from our surveys

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Expect a little longer if permission is needed
  • Keep a clear space in the garden or drive for take-off
  • Keep pets indoors during the flight
  • Tell us the exact address as you book

We email the report to you, with close-up photographs from the flight. Findings are set out in plain English, with recommendations prioritised by urgency where relevant.

Keep gutters, valleys and outlets clear, particularly in autumn. On tall buildings, use a professional with the right access equipment. Many leaks start with a blocked outlet.

How a drone roof survey works in Great Amwell

Drones need reasonable weather. We don’t fly in strong wind or heavy rain, because the drone has to stay safely under control. If the weather turns, we will agree another day or inspect what we can by other means. We check the forecast ahead of the visit and again on site. Calm, dry conditions give the sharpest close-up photos. Waiting for a better day is better than a rushed flight. We survey tall and steep roofs, large and complex roofs and fragile roofs, and common reasons people get in touch are coverings that have slipped high up on the roof and blocked valleys and parapet gutters.

Villages like Great Amwell often stand in open country, where wind can be strong. A small drone can’t fly safely in strong wind or heavy rain, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Leave it or get it looked at?

Photos from a drone survey show how the roof looks today. Comparing them with later photos shows what has changed. It helps when you plan ahead. Around Great Amwell, older homes often have old roof timbers, where water from a failed roof can cause rot if it’s left.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

  • The shape of the roof and its details
  • The roof’s overall size
  • Commercial roofs and larger buildings

What to tell us when you contact us

Before you get in touch, it is useful to have:

  • Any deadline, like an exchange date
  • Where the property is, with the postcode
  • Any photos you have, taken from ground level or a window
  • Access details, like a loft hatch or a shared roof

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply call 07833 053749 or send us an email whenever suits you.

How the survey works

We do not take risks to get a closer look. We inspect everything that’s safely in view, and if part of the roof can’t be seen, the report says so. The survey usually takes roughly 1–2 hours at a house, including the airspace and weather checks before take-off. For a village or hamlet like Great Amwell, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. First, we check the address for flight restrictions.
  2. Where a flight restriction zone or restricted area applies, we seek permission first.
  3. We assess the wind, the weather and the surroundings before take-off.
  4. The drone captures close-up photos of the coverings, chimneys, valleys and gutters.
  5. You receive a written report with photos and recommendations.

Before the survey

  • Clear the way to the loft hatch
  • Make a note of anything you’d like us to look at
  • Keep pets in another room

Questions from Great Amwell

Are there drone restrictions around Great Amwell?

Typically it comes down to two things: the airspace at the address and the weather. Every flight is checked against the Drone Safety Map first. Strong wind or a downpour also stops a small drone flying.

Will you come out to Great Amwell?

Yes, Great Amwell is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

What does a roof survey cost?

Our price is from £400, including VAT. We confirm the price for your survey before you book, and it depends on the roof’s size, access and the package you choose. To get a price, ring 07833 053749 or drop us an email.

Are you structural engineers?

No. We note visible signs such as sagging or deflection, but we’re not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.

What will the report tell me?

It works through the roof part by part, in writing and with photos. The most urgent items are made clear.

Does the report include photographs?

Yes, plenty. Each finding is shown in a picture where possible, which makes the report easy to follow.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.

Flying and imaging in Great Amwell

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Steep or complicated roofs are often hard to see from ground level, which is where photos from the air and thermal images help. Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. Open category rules keep flights below 120 m (400 ft) and the drone within sight at all times.

Take an older house close to Parish Church of St John the Baptist: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. For site and facilities teams at buildings such as Presdales School, a drone or thermal camera can show a large roof in a single visit.

Different roofs, different checks

Valleys and parapet gutters

Valleys and parapet gutters are hidden from the street. A drone shows linings, joints and build-ups of debris.

Ridges and hips

Some ridges are fixed with mortar, others with dry-fix systems. Their condition is noted in the report.

What this survey cannot tell you

We only report what can safely be seen on the day, so there are some things a survey can’t cover:

  • A structural engineer’s report
  • Close-up photos of next door’s property
  • Photos in conditions too poor to fly

If you are not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer before booking. What our survey covers.
