About our roof leak investigation in Great Amwell
Moisture readings and thermal imaging are used where they’re useful. Moisture detection confirms where timbers, plaster or insulation are damp. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so we confirm what it suggests with moisture readings. Moisture detection is included in the Standard Survey, and thermal imaging in Premium. The best thermal results come after a sunny day, with a dry roof and little wind. If you’ve noticed a leak that comes and goes with the weather and wet patches on loft insulation, we can find out what’s behind it.
In a village or hamlet like Great Amwell, older cottages and farmhouses often have roofs that have been patched over many years. That makes it hard to tell new damage from old wear, which matters if you’re thinking of an insurance claim. The report says what was seen and what it points to. Older walls and timbers hold water for a long time, so it’s worth finding the cause soon.
We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that’s said too.

How the survey changes by roof type
Valleys
A valley takes the rain from both sides of the roof. Worn or split linings and slipped valley tiles let it under the coverings.
Parapet and box gutters
Linings, joints and outlets are inspected wherever it is safe, and look for signs of past overflowing.
Rented homes, blocks and businesses
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
What we can’t see
Some things cannot be seen without opening up the roof, and that sets some limits:
- The repair itself (the investigation finds and reports the cause)
- Leaks that only appear in weather we cannot recreate
- What’s under the covering or behind the plaster

Common questions in Great Amwell
Is Great Amwell within the area you cover?
Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.
Do you cover Great Amwell?
Yes, Great Amwell is one of the places we work. Every survey there gets the same written report with photos.
Do you use thermal imaging to find leaks?
We use thermal imaging where it helps, and it is part of the Premium Survey. It picks up temperature patterns rather than water, so anything it suggests is checked with moisture readings.
How long have you been surveying roofs?
More than 5,000 surveys over 20+ years, across London and South East England.
What’s the best way to book?
To book, call 07833 053749 or use the contact form and tell us the address and what you want to find out. We’ll confirm the price and find a day that suits.
Will I get photos?
Yes. We photograph the roof as we go, and the report uses them to show each finding.
Is the repair included in the leak investigation?
This service finds and reports the cause, not to carry out the repair. The report gives any roofer a clear brief.
The survey, step by step
A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe vantage point, take photographs as we go and record our findings for the written report. Most visits take about 1–2 hours for a house, while a commercial roof takes nearer three to four hours. Rural addresses near Great Amwell can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.
- We start with what you’ve seen: where the stain is and when it gets worse.
- Inside, we check the damp area and the loft space above it.
- Outside, we check every likely route in.
- Moisture readings and thermal imaging are used where they help.
- You receive a written report with photos showing the likely source and what needs attention.
How to prepare
- Check pets are kept safely away
- If you are buying, check with the agent that we can get in
- Check we can get to the back of the property

Advice
DIY checks: what’s safe
What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
How we price roof leak investigations
Survey packages start from £150, with VAT included. The price for your roof depends on:
- The height of the building and how the roof can be seen safely
- Extra roofs, like extensions, dormers or garages
- Whether it is a home or a commercial building
- How big the roof is
For a price for your roof in Great Amwell, ring 07833 053749 or drop us an email with the address and a few details. We will confirm the figure before booking.
What we need to know
Getting the details right at the start saves time. Please include:
- Pictures of the roof from a safe spot, if you have them
- Whether there’s a loft hatch, a shared roof or tricky access
- Why you want a survey: buying, a leak, a storm or new work
- The property’s address and postcode
Not sure which survey you need? It’s easiest to phone 07833 053749 or email us and describe the roof and why you want it surveyed. We will explain the options and the price.
Leaks and storm damage in Great Amwell
Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. The covering and its details give the first clues when tracing where water is coming from. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.
Anyone responsible for a site like Presdales School will know that on a building that size, finding the source of a drip means looking well beyond the stain. Landlords with a home close to St Margarets (Herts) station may find that a tenant living with a leak needs the cause found, not just the stain painted over. If your home is one of the older ones in the streets near Parish Church of St John the Baptist, lead flashings, valleys and old chimneys are typical places for water to get in.
