About our flat roof survey in Great Amwell
Water through a flat roof doesn’t always come in where the stain is. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. Our survey covers the whole roof, not just the part above the mark, and photograph anything that could let water in. A roofer can then start from a clear picture of the problem. We survey single-ply membranes, felt flat roofs and mastic asphalt, and common reasons people get in touch are loose or cracked edge trims and ponding water that doesn’t drain away.
In a village or hamlet like Great Amwell, flat roofs are usually on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.
We write the report in plain English, so you do not need to be a roofer to follow it. Photographs show what each point refers to, with the urgent items made clear.

Flat roof surveys around Great Amwell
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.
If you look after a building such as Presdales School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. For an older house near a landmark such as Parish Church of St John the Baptist, flat-roofed rear additions and dormers added over the years are worth checking. For landlords with property near St Margarets (Herts) station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

What we do, step by step
Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes about one to two hours at a typical home; commercial roofs usually need 3–4 hours. For a village or hamlet like Great Amwell, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- We view the roof from the ground, from windows and from the roof where it is safe to do so.
- Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
- We check the rooms or spaces under the roof for staining where we can reach them.
- The findings are written up with photos and recommendations and emailed to you.
Before we arrive
- Agree roof access with the managing agent if it’s shared
- Keep pets out of the way during the survey
- Leave side gates unlocked

Is Great Amwell within the area you cover?
Yes, Great Amwell is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
What’s the best way to book?
To arrange a survey, phone 07833 053749 or email us and let us know the address and what you want to find out. We’ll confirm the price and find a day that suits.
Can you survey any kind of flat roof?
We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. Not sure what yours is? We will tell you in the report.
Does someone need to be in?
That depends on the survey. Inside the building and in the loft, we need someone to let us in; we will agree the details as you book.
What does ponding on a flat roof mean?
Standing water a day or two after rain normally needs attention. It could be the outlets, the falls or a deflecting deck. The survey looks at each and records the likely cause.
What happens after the survey?
You will receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
What you can safely check yourself
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in.
Surveys for landlords and agents in Great Amwell

How we price flat roof surveys
Not every roof costs the same to survey, for these reasons:
- Chimneys, valleys, parapets and other details
- Commercial roofs and larger buildings
- Any need for thermal images or a drone flight
- The number of roofs, including extensions and garages
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, including VAT. We can help you choose the package that fits what you’d like to know.
Getting in touch
A little information up front helps. It helps to include:
- Any marks or damp showing indoors
- Whether there is a loft hatch, a shared roof or tricky access
- What’s prompted the survey
- The style of property, from a terrace to a block
Once you know what you need, ring 07833 053749 or use the contact form. We’ll suggest a package, agree the price and find a date.

Honest limits
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Structural calculations, which need a structural engineer
- Parts of the roof that are not safe to walk on or view
- A fixed date for when the roof will need replacing
Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you before booking. The full list of what we check.
What we check
- Felt flat roofs
- Mastic asphalt
- EPDM rubber
- GRP fibreglass
- Upstands and outlets
- Single-ply membranes
How the survey changes by roof type
Single-ply membranes
Many offices, units and newer flats have a single-ply PVC or TPO roof. The survey looks at welded seams, edges, fixings and signs of damage.
EPDM rubber
EPDM frequently lasts 30 to 50 years, but it relies on its seams, trims and upstands being well finished. We look closely at each of those details.
