Local flat roofs in Stanstead Abbotts
Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Next to the main roofs there’s normally a flat roof somewhere, whether on an extension, a garage or a commercial unit.
For site and facilities teams at buildings such as The John Warner School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If yours is one of the older homes in the streets near Parish Church of St Andrew, flat-roofed rear additions and dormers added over the years are worth checking. If you own a rental within reach of St Margarets (Herts) station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Flat roof survey in Stanstead Abbotts: what you get
A flat roof leak often travels before it shows on the ceiling. It can run along the deck from a split, an open lap or a failed upstand some distance away. Our survey covers the whole roof, not just the part above the mark, with photos of anything that could be letting water in. Whoever carries out the work then has a clear starting point. We survey single-ply membranes, EPDM rubber and upstands and outlets, and the problems we’re asked to look at most are water getting in at rooflights and raised blisters across the surface.
Some older homes in villages like Stanstead Abbotts are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Before and after the survey
Most of what helps is simple and safe from the ground. Our suggestions:
- Look for standing water a day after rain
- Book a survey every few years
- Treat rooflights and old sheeting as fragile
- Watch the ceilings below the flat roof for stains
You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. It’s written in plain English, with a photo of each defect, so anyone reading it can see what we saw.
Book a survey every few years, and again after new fixings, units or rooflights go in. You’ll spot changes early and have a record to look back on.
Rented homes, blocks and businesses
Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, so they’re priced to suit.
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it as you book and we will plan the survey around it.
Different roofs, different checks
Felt and built-up roofs
Many extensions, garages and dormers have a felt roof laid in layers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.
Rooflights and upstands
Upstands at walls and parapets need to stay watertight as the building moves. We check for splits, gaps and loose flashings above the upstand.
What we do, step by step
When we arrive, we start by asking what you’ve noticed and what you want to find out. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where it applies. Most surveys take about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Rural addresses near Stanstead Abbotts can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.
- First we go through the roof, what’s beneath it and any problems so far.
- We check the roof from the ground, windows and the roof where it’s safe.
- We check the covering for splits, blisters, ponding and wear.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- The report, with photographs and recommendations, comes to you by email.
Before we arrive
- Unlock side gates and any roof access doors
- Show us where any leaks or stains appear
- Move anything stored under the loft hatch

Getting in touch
If you can, have these to hand when you contact us:
- Your timetable, such as an exchange date
- The property’s address and postcode
- Why you want a survey: buying, a leak, a storm or new work
- Any stains, drips or damp patches you’ve seen indoors
Photos help, if you have them. Take them safely from ground level or a window, and please don’t climb up for a closer look. To send them or to book, call 07833 053749 or drop us an email.
Can I check my roof myself?
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in.
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
