About our flat roof survey in Roydon

A flat roof doesn’t shed water the way a pitched roof does. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. We check the surface, the falls, the upstands and the edge trims, and we note any sign that the deck below has got wet. The aim is to find problems before they show up as a stain on a ceiling. If you’re worried about pools of water lying on the roof and splits and cracks in the covering, we can find out what’s behind it, on single-ply membranes, felt flat roofs and EPDM rubber alike.

Older buildings in small places like Roydon may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you’re planning work, check with the council first. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that’s said too.

What affects the cost of flat roof surveys

A few things affect what a survey costs:

  • The number of roofs, including extensions and garages
  • The use of thermal imaging or a drone
  • Whether it is a home or a commercial building
  • Building height and the viewpoints available

A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400, both inc. VAT. We confirm the price for your survey before you book.

What we need to know

To price your survey accurately, we will ask about:

  • Where the property is, with the postcode
  • The kind of building and roof involved
  • Why you want a survey: buying, a leak, a storm or new work
  • Any marks or damp showing indoors

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, ring 07833 053749 or use the contact form with the address and the days you’d prefer.

Checking the roof from ground level

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

How the survey works

We check the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit typically takes an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. For a village or hamlet like Roydon, the journey is planned beforehand: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. You get a report with photographs and our recommendations.

Before we arrive

  • Move anything stored under the loft hatch
  • Make sure pets are kept safely away
  • Unlock side gates and any roof access doors

How to book

Flat and commercial roofs around Roydon

Older buildings in Essex often have clay tiles and weatherboarding, alongside lots of post-war and newer estates. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned.

If your home is one of the older ones in the streets near St Peter's Church, flat-roofed rear additions and dormers added over the years are worth checking. For site and facilities teams at buildings such as Roydon Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. Landlords with a home close to Roydon station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint.

Tips from our surveys

From years of surveys, a few habits stand out:

  • Watch the ceilings below the flat roof for stains
  • Keep people off the roof unless they need to be there
  • Treat rooflights and old sheeting as fragile
  • Have the roof looked at again after a severe storm

The report is emailed to you, ready to share with a roofer, the seller or a managing agent. Each defect is described in plain words and shown in a photo, so others can follow it without going up to look.

Try not to let a flat roof become a walkway. Where someone does need access, ask them to use boards or a protected route, and to keep well clear of rooflights and fragile sheeting.

Rented homes, blocks and businesses

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time.

Letting agents often book on a landlord’s behalf. Access is agreed with the tenant ahead of time.

Why get it checked now?

Caught early, a split or open seam in a flat roof is frequently a small repair. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. A survey now shows which you’re dealing with. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

We do. The survey and report are the same in Roydon as anywhere else.

Is my home in Roydon listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

How fast do I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.
