For landlords and managing agents

Any of our surveys can be booked by landlords, agents and building managers in Tylerscross. For a price for a let property or a block, phone 07833 053749 or drop us an email.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

Flat roof survey in Tylerscross

Each flat roof is looked at from the safest viewpoints we have: on the roof where it’s safe, from windows and higher ground, and from the rooms below where we can reach them. We do not walk on fragile rooflights or fragile roof sheeting. If part of the roof cannot be seen or reached safely, the report says so, so you know exactly what was covered. We are frequently asked to look into blistering in felt or asphalt and signs of deflection in the roof deck, across mastic asphalt, GRP fibreglass and EPDM rubber.

Some older homes in villages like Tylerscross are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Leave it or get it looked at?

A survey can show whether a whole new roof is needed or whether the problems are in a few places. At times the trouble is a handful of failed details, and at times the whole covering is worn. Our report gives you the evidence to discuss with a roofer. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

What you get with us

  • Prices that include VAT
  • Photos and a written report every time
  • Thermal imaging and drones used where they help
  • Independent findings on the roof’s condition

What affects the price in Tylerscross

We confirm the exact price before you book. This is what makes a difference:

  • How many separate roofs there are, such as extensions, dormers and garages
  • The size of the roof
  • Any need for thermal images or a drone flight
  • Building height and the viewpoints available

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

What we need to know

There is no need for technical words. Just tell us:

  • The reason for the survey, like buying, a leak or storm damage
  • How the loft is reached, if there is one
  • Any photos you have, taken from ground level or a window
  • What kind of property and roof it is

Most bookings start with a short call: call 07833 053749 or use the contact form. You’ll have a price before anything is arranged.

How the survey works

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. Most visits take about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. For a village or hamlet like Tylerscross, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can be seen safely, inside and out.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We check the roof from ground level, windows and the roof where it is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

Getting ready for the survey

  • Jot down any questions you want answered
  • Mention any parking restrictions on your street
  • Have any paperwork from past roof work to hand

We survey roofs seven days a week. To arrange a day that suits you, call 07833 053749 or send us an email.

Flat roofs in Tylerscross

Weatherboarded walls and clay tile roofs are typical of older Essex buildings, with post-war and more recent estates making up much of the newer housing. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops. If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

If your home is one of the older ones in the streets near Church of All Saints, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. Take a building like Water Lane Primary Academy: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. If you let a flat or house near Roydon station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

Tylerscross is about 3 miles south-west of Harlow, in Essex. Whether the building in Tylerscross is a house, a flat or a commercial unit, the roof can be surveyed on a weekday or at the weekend. Our Essex coverage includes Tylerscross and the places around it. Our Chelmsford page covers surveys nearby.

Questions from Tylerscross

Do you cover Tylerscross?

Yes. We work right across London and the South East, and Tylerscross is part of that. You can ring 07833 053749 or use the contact form with the address and a few details.

Will you come out to Tylerscross?

Yes, we do. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned in advance.

What’s in the survey report?

You get our findings in writing, part by part, with photos. The most urgent items are made clear.

Can you give me structural calculations?

No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

Will you walk on the flat roof?

Only where it’s safe to do so. Otherwise we use windows, vantage points and the spaces below, and we note any area we couldn’t see. We do not walk on fragile rooflights or sheeting.

Do you look for flat roof leaks?

We check the covering and every detail where leaks commonly start, and photograph anything that could be letting water in. If the source is hidden, we may suggest a leak investigation or electronic leak detection.

How do I arrange a flat roof survey in Tylerscross?

The quickest way is to ring 07833 053749 or drop us an email. Give us the address and some details about the roof, and we’ll recommend the right survey. Surveys run on weekdays and at weekends.

How the survey changes by roof type

Felt and built-up roofs

Felt roofs often last around 15 to 20 years, depending on how they were laid and looked after. We record how yours is doing and where it is weakest.

Single-ply membranes

Many offices, units and newer flats have a single-ply PVC or TPO roof. We check the welded laps, the edges, the fixings and any punctures.

Tips from our surveys

You do not need to be a roofer to help. Here’s what helps most:

  • Have the roof looked at again after a severe storm
  • Note where water lies after a downpour
  • Make sure new fixings through the roof are properly sealed
  • Never stand on rooflights or fragile sheeting

Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, so you can talk the findings through.

Have the roof surveyed every few years, and after any work that goes through it. That catches changes early and builds up a record of the roof.
