Roof surveys around Tylerscross

There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council. In Essex, older buildings are often clay-tiled, many with weatherboarding, while many towns grew with post-war and newer estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

For landlords with property near Roydon station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Take a building like Water Lane Primary Academy: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Trees in and around Nazeing Triangle shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

About our roof survey in Tylerscross

Roof coverings last a long time, but not for ever. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay often fail first. A survey shows which parts of your roof are wearing. Knowing that helps you plan work before it becomes urgent. We are often asked to look into cracked mortar along the ridge and leaking gutter joints and downpipes, across natural slate, clay and concrete tiles and lead flashings.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What a roof survey doesn’t cover

It’s a careful look at the roof, not the whole story. The main limits are:

  • A full building survey of the property
  • A promise that the roof won’t leak in future
  • Faults hidden behind ceilings or boarding

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer before you book. What our survey covers.

Roofs we survey in Tylerscross

  • Natural slate
  • Clay and concrete tiles
  • Ridges, hips and valleys
  • Lead flashings
  • Flat roofs
  • The roof space
  • Chimney stacks

What affects the price in Tylerscross

Not every roof costs the same to survey, and it comes down to:

  • Whether it is a home or a commercial building
  • Height and safe access
  • The package you choose: Basic, Standard or Premium
  • Features like valleys, chimneys, dormers and parapets

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

Helping us price your survey

A little information up front helps. Please include:

  • Pictures of the roof from a safe spot, if you have them
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Where any leaks, stains or damp patches show inside
  • What’s prompted the survey

If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please do not climb up for a closer look. To send them or to book, phone 07833 053749 or email us.

Rented homes, blocks and businesses

If you own several properties, you can book surveys for several addresses. To discuss a number of properties, phone 07833 053749 or send us an email with the addresses.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it as you book and we’ll plan the survey around it.

Should I look at the roof myself first?

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book, as it helps us focus the survey.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Tylerscross: your questions answered

Will you come out to Tylerscross?

Yes. Tylerscross is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.

Do you survey roofs for landlords with property near Roydon station?

Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or email us with the details.

Do I need to be at home?

Not always. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

How much does a roof survey cost in Tylerscross?

Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it’s agreed before booking.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather isn’t right.

Can you survey at the weekend?

We carry out surveys on any day of the week. To find a day that suits you, ring 07833 053749 or email us.

Do you use drones?

Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

What happens on the day

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit typically takes between one and two hours at a typical home, rising to roughly 3–4 hours on a commercial building. In a hamlet or village like Tylerscross, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Before the survey

  • Check we can get to the back of the property
  • Note where any stains or damp appear
  • Agree roof access with the managing agent if it is shared

How the survey changes by roof type

Concrete interlocking tiles

Concrete interlocking tiles are common on post-war and newer homes. They’re heavy and hard-wearing, but their surfaces weather over the years.

Lead flashings and valleys

Flashings close the joints where a roof meets a wall or chimney. We check for lead that has lifted, split or slipped.
